More than 22,000 real estate transactions in January <\/strong>
According to the report, the total number of sales transactions in January reached 22,372, comprising 20,026 residential transactions and 2,346 non-residential transactions. Residential transactions recorded a decline of 14.1% month-over-month and approximately 38.1% compared to January 2025, while non-residential transactions fell by 29% month-on-month and 35% year-on-year, indicating a relative slowdown in trading activity compared to previous periods.<\/p>\n\n\n\n

In terms of value, the total value reached Housing deals <\/a><\/strong>17.52 billion riyals, compared to 28.48 billion riyals in December 2025 and 31.39 billion riyals in January of last year, marking a monthly decline of 44.1% and a year-over-year drop of 38.1%. In terms of transaction sizes, the average residential transaction size stood at approximately 425 square meters, marking a slight year-over-year decline of 11%, while the average non-residential transaction area jumped to 25,762 square meters, recording strong monthly growth of 68% and an annual increase of 7%. The average value of a residential transaction was approximately 758,000 riyals, down 12.1% month-on-month and 5.1% year-on-year, while the average non-residential transaction value reached 2.66 million riyals, down 40.1% month-over-month, but recording annual growth of 51%.

Land leads in the number of transactions <\/strong>
Breaking down the residential sector by property type, land transactions led the way with 11,747 deals, despite a decline of 20.1% month-over-month and 43.1% year-over-year. Apartments ranked second with 4,926 transactions, down 51% month-over-month and 311% year-over-year, while villas recorded 1,424 transactions, achieving monthly growth of 31% despite a 361% annual decline. The number of duplex transactions reached 735, and ground-floor units 737, while other property types recorded 457 transactions, all of which showed annual declines of varying degrees.<\/p>\n\n\n\n

In terms of value, apartments accounted for 3.20 billion riyals, followed by villas at 2.83 billion riyals, then single-story homes at 676 million riyals, while the value of transactions in the \u201cOther\u201d category reached approximately 794 million riyals. The average transaction value for land was approximately 862,000 riyals, for villas 1.56 million riyals, for apartments 661,000 riyals, and for duplexes 1.16 million riyals, while the average transaction value for townhouses was 877,000 riyals.

The Riyadh region accounts for the largest share of transactions <\/strong>
Geographically, the Riyadh region continued to lead the market in terms of the number of transactions, with 6,006 transactions representing 26.851% of the total, followed by the Makkah region with 5,283 transactions (23.611%), and then the Eastern Province with 3,587 transactions (16.031%). Al-Qassim recorded 1,678 transactions, and Madinah recorded 1,103 transactions, with these five regions collectively accounting for approximately 78.92% of total sales transactions. In terms of value, Riyadh recorded 11.69 billion riyals, representing 41.041% of the total, followed by Makkah with 8.89 billion riyals, then the Eastern Province with 4.11 billion riyals, while the remaining values were distributed among the other regions.<\/p>\n\n\n\n

Strong performance in the rental market <\/strong>
In the rental market, the data showed stronger activity, with the number of residential leases reaching 281,042, marking a year-over-year increase of 171% despite a slight month-over-month decline of 41%. Non-residential contracts totaled 76,528, recording a 231% year-on-year increase and a 91% month-on-month rise. The number of residential lease transactions reached 300,971, compared to 99,133 non-residential transactions.<\/p>\n\n\n\n

In terms of value, residential lease transactions totaled 6.30 billion riyals, down 31% month-on-month and year-on-year, while the value of non-residential leases jumped to 5.67 billion riyals, with strong monthly growth of 631% and an annual increase of 171%, reflecting significant momentum in demand for commercial, office, and service assets.
Riyadh also led the rental market with 135,556 transactions, accounting for 32.221% of the total, followed by Makkah with 112,722 transactions, and then the Eastern Province with 70,631 transactions. In terms of value, Riyadh accounted for 5.01 billion riyals, followed by Makkah with 3.35 billion riyals, and then the Eastern Province with 1.64 billion riyals, with these three regions capturing the largest share of the rental market.<\/p>\n\n\n\n

In terms of regulation and licensing, the bulletin showed continued growth in professional activities related to the real estate market, with the number of brokerage and marketing licenses for individuals reaching 3,959, 1,711 for businesses, in addition to 102 property management licenses and 15 facility management licenses. Thousands of brokerage, marketing, leasing, and auction contracts were also registered, reflecting ongoing regulatory activity that enhances market professionalism and raises the level of compliance and transparency.<\/p>\n\n\n\n
