Indicators from the monthly bulletin of the Real Estate General Authority revealed a noticeable decline in the performance of the residential market during the past month, as buying and selling levels decreased compared to the same period last year, both in terms of the volume of transactions and their total value.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Significant decline in the number of real estate transactions<\/strong><br>The total number decreased<strong><a href=\"https:\/\/amlak.net.sa\/en\/83097\/\"> Housing deals<\/a><\/strong> to 10,574 transactions last February, compared to 21,210 transactions in February 2025, marking a 50% decline. The declines affected various types of properties; the number of apartment transactions reached 4,590, compared to 7,492 in the previous year, a decrease of 39%. Transactions for villas also fell to 1,275, down from 2,321, representing a 45% decline. Duplex transactions totaled 697, compared to 896, a decrease of 22%, while transactions for other categories totaled 454, compared to 584, declining by approximately the same percentage.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>The most affected lands in terms of value<\/strong><br>In terms of total value, land transactions recorded the sharpest decline, falling to 7.6 billion riyals compared to 20.1 billion riyals in February of last year\u2014a decrease of 62%. The value of apartment transactions also fell to 3 billion riyals from 5.2 billion riyals, a decrease of 42%, while villa transactions totaled 1.9 billion riyals, down from 4.9 billion riyals\u2014a 60% decrease. The value of duplex transactions reached approximately 789.9 million riyals, down from 1.2 billion riyals\u2014a decrease of 35%, while other categories recorded transactions worth 618.9 million riyals, compared to 815.2 million riyals, a decline of 24%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Stability in average sizes and prices<\/strong><br>The data showed that the average area of traded land reached approximately 544 square meters, while the average area of apartments reached 164 square meters, and villas 428 square meters, with limited changes compared to previous periods.
