Nonresidential transactions also fell to about 2,100, indicating a slowdown in investment and purchasing decisions.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The decline was not limited to the number of transactions alone, but also to their financial value. In contrast, the area of transactions in the non-residential sector rose significantly, exceeding 42,000 square meters, indicating large-scale, high-value deals despite their lower number.<br>The average value of residential transactions also declined slightly to about 760,000 riyals, while the average value of non-residential transactions fell to approximately 2.47 million riyals, reflecting relative price pressures in the market.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Rents Drive Real Estate Activity<\/strong><br>In contrast, Souq <strong><a href=\"https:\/\/amlak.net.sa\/en\/86120\/\">Rentals <\/a><\/strong>The picture is completely different, as it posted strong growth in February, becoming the main driver of real estate activity in the Kingdom.<br>The number of residential lease agreements rose to more than 266,000, compared with about 195,000 a year ago, while non-residential lease agreements increased to about 65,600. This reflects growing demand for rental housing and commercial space.<br>In terms of transactions, the number of residential lease transactions exceeded 338,000, marking significant growth, while non-residential transactions rose to more than 107,000.<br>It is noteworthy that the financial value of rentals recorded a sharp increase, with the value of residential transactions rising to approximately 7 billion riyals, an increase of 85%, while the value of non-residential leases rose to 5.8 billion riyals, clearly reflecting a shift in liquidity toward the rental market.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>The Properties That Have Declined the Most Among Residential Assets<\/strong><br>An analysis of the residential market\u2019s components showed that land was the asset class that declined the most, with the number of transactions falling to about 10,600 and their value dropping to 7.6 billion riyals\u2014marking the largest decline among all property types.<br>Apartment sales fell to about 4,600 transactions worth nearly 3 billion riyals, while villa transactions dropped to just 1,300 transactions worth about 2 billion riyals, indicating a decline in demand for high-cost units.
