Profits jump 52% despite continued funding pressures"},"content":{"rendered":"<p class=\"wp-block-paragraph\">Recorded <strong><a href=\"https:\/\/amlak.net.sa\/en\/99249\/\">Exchange-Traded Real Estate Investment Trusts (REITs) <\/a><\/strong>Listed on the Saudi Stock Exchange, the sector posted a remarkable performance in 2025, achieving strong growth in net profits despite ongoing financing pressures and rising borrowing costs. This performance demonstrates the sector\u2019s ability to adapt to a high-interest-rate environment and improve management efficiency. <strong><a href=\"https:\/\/amlak.net.sa\/en\/82311\/\">Real estate assets<\/a><\/strong>... at a time when REITs are becoming increasingly important as a key investment vehicle in the Saudi real estate market.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>435 million riyals in profits from 20 funds<\/strong><br>The annual financial statements of 20 REITs listed on the Saudi Stock Exchange showed total net profits of 435 million riyals in 2025, compared to 286 million riyals in 2024, representing a year-over-year increase of 149 million riyals, or 52% growth. This growth occurred despite a 11.7% increase in financing costs, which reached 739 million riyals, compared to 661 million riyals in the previous year, driven by rising interest rates and an increase in the funds\u2019 outstanding loans, with the loan balance reaching 11 billion riyals by the end of 2025, compared to 9.97 billion riyals in 2024, an increase of 10.4%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Performance Growth of 8 Funds<br><\/strong>In terms of fund performance, eight funds managed to achieve growth in net profits at varying rates, with the SEDCO Capital REIT leading the way with a rise in profits to 79 million riyals compared to 14 million riyals in 2024, followed by Al-Jazira REIT, whose profits doubled to 7 million riyals from 3 million riyals, and then Jadwa REIT Al-Haramain, whose profits rose to 31 million riyals compared to 18 million riyals. Other funds also recorded varying degrees of growth, including Al-Waha REIT, Baniyan REIT, Jadwa Saudi REIT, and Ta\u2019leem REIT, while Al-Inmaa Hotel REIT\u2019s profits remained stable at 49 million riyals.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Profits at 6 funds declined<br><\/strong>In contrast, six REITs saw their profits decline during the year: Al Rajhi REIT\u2019s profits fell to 147 million riyals from 187 million riyals, and Al Ahli REIT\u2019s profits fell to 18 million riyals from 27 million riyals, Profits at Al-Khabeer REIT, Daraya REIT, Al-Muathar REIT, and MIFAC REIT also declined by varying degrees, reflecting differences in operational performance among the funds based on the nature of their real estate assets, occupancy rates, and operating returns.<br>The year saw two REITs post losses, with Al-Inmaa Retail REIT recording a loss of 21 million riyals after having posted a profit of 8 million riyals in 2024, Malakiya REIT also posted a loss of 28 million riyals, compared to a net profit of 15 million riyals the previous year, indicating the challenges facing some real estate subsectors.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Reducing losses in 3 funds<br><\/strong>At the same time, three REITs managed to significantly reduce their losses: Al-Aziziyah REIT cut its losses to just 1 million riyals, compared to 115 million riyals in 2024, Riyadh REIT also reduced its losses to 13 million riyals from 187 million riyals, while Investment REIT\u2019s losses improved slightly.
