From the first quarter of 2025 to the first quarter of 2026, the residential real estate market in Riyadh entered a more mature and selective phase, following a period characterized by strong price increases and widespread trading activity. Data indicates that the market is currently experiencing a slowdown in liquidity while prices remain relatively stable, reflecting a widening gap between sellers\u2019 expectations and buyers\u2019 ability to act amid high borrowing costs and current price levels.<\/p>\n\n\n\n

At the same time, the market no longer moves as a single entity across the city. Differences between neighborhoods have become more pronounced in terms of prices, returns, and the level of activity, as well as the role that infrastructure and regulatory policies play in redirecting demand. A spatial analysis of the market shows that northern Riyadh has maintained its position as a high-value belt, while some neighborhoods in eastern Riyadh have emerged as more attractive centers in terms of returns and liquidity, and some southern areas remain the baseline for purchasing power.<\/p>\n\n\n\n

A number of structural shifts have also contributed to reshaping the market, including the launch of the Riyadh Metro, rent freezes, the anticipated expansion of the housing supply, and regulatory changes related to property ownership.
