witnessed Real estate market<\/a><\/strong> The Kingdom saw a notable shift during the first quarter of 2026, as the index recorded Real Estate Prices<\/a><\/strong> A year-over-year decline of 1.6%, amid mixed performance across different sectors and administrative regions, according to data from General Authority for Statistics<\/a><\/strong>.<\/p>\n\n\n\n

The Authority adopted a new methodology for calculating the real estate price index starting in the third quarter of 2024, in collaboration with the General Real Estate Authority, the Ministry of Justice, and the Saudi Central Bank, designating 2023 as the base year for the index.
The index consists of three main sectors covering various real estate categories. The residential sector includes the following categories: land parcels, villas, apartments, and townhouses. The commercial sector includes the following categories: land parcels, buildings, showrooms, and retail spaces. The data shows that the real estate price index stood at 103.3 points in the first quarter of 2026, based on the base year of 2023, compared to 104.9 points in the corresponding quarter of 2025.

Decline in the Residential Sector's Performance
<\/strong>This decline is primarily attributable to a 3.6% drop in the performance of the residential sector, which has the largest relative weight in the index at 72.7%. The decline was driven by a 3.9% drop in residential land prices, a 1.1% drop in apartment prices, and a 6.1% drop in villa prices, while prices for residential floors rose by 0.6%.
In contrast, the commercial sector saw a rise in real estate prices during the first quarter of 2026 compared to the same period of the previous year. This sector, which has a weighting of 25.4% in the index, rose by 3.4%, driven by a 3.6% increase in commercial land prices, and a 2.6% increase in building prices, while prices for showrooms and retail stores declined by 3.5%.

The agricultural land price index rose by 11.8% to reach 112.8 points during the first quarter of 2026, compared to the same quarter of 2025.

Real Estate Price Trends by Region<\/strong>

In contrast, the Al-Baha region saw the largest decline of 9.2%, bringing its index to 76.1 points, followed by the Hail region, which fell by 8.0% to 95.4 points, and then the Northern Border region, which fell by 6.6% to 100.0 points.
