Similarly, the number of properties traded fell to 2,724, compared to 15,590 in the first quarter of 2025, reflecting a widespread decline in the volume of real estate activity in the capital.<br>The area of properties traded also saw a significant decline, reaching approximately 1.68 million square meters during the first quarter of 2026, compared to approximately 7.84 million square meters during the same period last year, indicating a decline in transactions in terms of value, volume, and area.<br><br><strong>Regulatory Procedures and Decisions<\/strong><br>This decline follows a series of regulatory measures taken by the government since the beginning of 2025 with the aim of restoring balance to the real estate market in Riyadh, following the sharp increases in land prices and rents over the past few years.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">During the Ramadan two months ago, Crown Prince Mohammed bin Salman, may God protect him, issued a package of regulatory decisions related to the real estate market, based on studies prepared by the Royal Commission for Riyadh City and the Council of Economic and Development Affairs regarding the state of the real estate sector in the capital.<br>The decisions included lifting the suspension on real estate transactions\u2014including sales, purchases, subdivisions, and land divisions\u2014as well as issuing building permits and approving development plans for areas exceeding 81.48 square kilometers north of Riyadh, spread across four main regions, with the aim of increasing the real estate supply and easing price pressures.<br>The directives also stipulated that the Royal Commission for Riyadh City provide between 10,000 and 40,000 residential plots annually over a five-year period, at prices not exceeding 1,500 riyals per square meter, in accordance with specific regulations to ensure they reach those who are eligible.<br>The measures also included amending the system for fees on undeveloped land within a period not exceeding 60 days, thereby helping to increase the supply of real estate and reduce the hoarding of undeveloped land.<br>The decisions also called for the adoption of regulatory measures within a period not exceeding 90 days to regulate the relationship between landlords and tenants, thereby striking a balance among the various parties in the real estate market.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As part of efforts to strengthen oversight and transparency, the General Real Estate Authority and the Royal Commission for Riyadh have been tasked
