Exploitation, on the other hand, involves deriving benefits or returns from the property, such as collecting revenue from an existing facility, harvesting crops from agricultural land, or leasing the property to third parties.<br>She emphasized that the relationship between the parties is based on the property owner retaining full ownership of the property and not being deprived of it, in exchange for the beneficiary enjoying the right to use and exploit the property in accordance with the nature of the right and its legal limits.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The Authority noted that the beneficiary is not permitted to sell the property or transfer ownership of it, nor is the beneficiary permitted to destroy or damage the property or impose obligations on it that exceed the limits of the beneficiary\u2019s rights. If the usufructuary exceeds the agreed-upon terms, the matter is subject to the agreement between the parties and within the limits of customary usufruct. It emphasized that the usufruct right is an effective tool that allows the usufructuary to benefit from the property without owning it, provides flexibility in investment and long-term planning, and grants legal stability that enables the usufructuary to exercise the usufruct right within the limits prescribed by law.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">One of the most notable advantages of the right of usufruct is that it is an original real right that grants the usufructuary direct authority over the property in terms of its use and enjoyment, and is not limited to being merely a contractual obligation.
