This amount was distributed between bank financing totaling 6.326 billion riyals and financing from finance companies totaling 265 million riyals, according to data <strong><a href=\"https:\/\/www.sama.gov.sa\/\">Saudi Central Bank<\/a><\/strong>. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The data also showed a strong improvement on a month-over-month basis, with the volume of financing jumping by approximately 2.1 billion riyals, equivalent to a 51% increase compared to March 2026, according to data from the Saudi Central Bank, which indicates a return of momentum to real estate activity during this period. With this performance, real estate financing reached its highest level since July 2025, when it stood at approximately 6.42 billion riyals, confirming that activity has returned to levels close to its peak during the past year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The data indicates that <strong><a href=\"https:\/\/amlak.net.sa\/en\/104919\/\">Real estate finance<\/a> <\/strong>The new residential market in Saudi Arabia is divided into three main sectors: villas, apartments, and land. Villas continue to dominate the market with the largest share, followed by apartments and then land, as the market has continued to fluctuate and gradually recover in recent times.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Increase in Bank Funding<\/strong><br>The data revealed a slight year-over-year increase in bank financing to individuals, reaching 6.33 billion riyals, marking a 0.5% growth compared to the same period in 2025, marking the first annual increase after a series of declines that lasted nine consecutive months.<br>She also noted that the number of contracts signed between banks and individuals in April 2026 reached approximately 9,600, indicating an increase in demand for housing finance.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In contrast, the average value of new mortgage financing fell to approximately 661,000 riyals, a decrease of 14% compared to April 2025, indicating an increase in the number of contracts alongside a decline in the average financing amount per contract.<br>In terms of the distribution of financing by property type, residential villas accounted for the largest share of total financing in April, amounting to 4.19 billion riyals, which represents approximately 66% of total financing, marking their highest level in 11 months. Residential apartments ranked second with financing of 1.78 billion riyals, while land transactions recorded financing of 356 million riyals.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">During a review of monthly performance from 2025 through April 2026, the data showed clear fluctuations in financing for villas, with 2025 starting at 6.638 billion riyals in January, then gradually declined over the following months to reach 3.930 billion riyals in April, before fluctuating up and down for the remainder of the year until December, when it stood at 3.774 billion riyals. At the start of 2026, the sector continued its decline in January to 4.079 billion riyals, then fell in February to 3.425 billion riyals, before reaching its lowest level in March at 2.614 billion riyals, only to rise again in April to 4.190 billion riyals.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In the apartment sector, financing began in January 2025 at 3.351 billion riyals, then gradually declined over the following months to settle at 2.064 billion riyals in April, before experiencing successive waves of decline throughout the year, reaching 1.428 billion riyals in December. At the start of 2026, the sector recorded 1.699 billion riyals in January, then 1.616 billion riyals in February, before declining to 1.293 billion riyals in March, only to rise again in April to 1.780 billion riyals.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As for land-related financing, it began the year 2025 at 475 million riyals in January, then gradually declined to 304 million riyals in April, before fluctuating between highs and lows for the rest of the year, reaching 346 million riyals in December. In 2026, financing reached 411 million riyals in January, then declined to 330 million riyals in February and 280 million riyals in March, before rising again to 356 million riyals in April.<br><br><strong>Financing from Finance Companies<\/strong><br>With regard to financing provided by finance companies, this sector recorded remarkable growth in April 2026, rising to 265 million riyals compared to 214 million riyals in April 2025, representing a year-over-year growth rate of approximately 23.8%. It also increased by 24% compared to March 2026, which recorded 168 million riyals.<br>The financing provided by finance companies in April 2026 was distributed as follows: 105 million riyals for villas, 140 million riyals for apartments, and 20 million riyals for land, whereas the figures for March 2026 were significantly lower, with villas recording 70 million riyals, apartments 75 million riyals, and land 22 million riyals.
