in terms of total financing values and the number of contracts, compared to the same period in 2025, according to data from <strong><a href=\"https:\/\/www.sama.gov.sa\/\">The Saudi Central Bank \u201c<\/a><\/strong>\u201dSama.\".<br>During the period from January through April 2026, the total amounted to<strong><em><a href=\"https:\/\/amlak.net.sa\/en\/103086\/\"> <\/a><\/em><a href=\"https:\/\/amlak.net.sa\/en\/103086\/\">Housing finance <\/a><\/strong>New loans extended to individuals in the Kingdom, whether through banks or finance companies, totaled approximately 23 billion riyals, compared to 34.9 billion riyals during the same period in 2025, marking a year-over-year decline of 34.32%, representing a decrease of approximately 12 billion riyals compared to the same period last year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>The number of financing contracts has declined<\/strong><br>The decline is not limited to financial values alone, but has also extended to the volume of financing activity in terms of contracts, as the number of financed contracts fell by approximately 24.5%, equivalent to 11.12 thousand contracts, bringing the total to 34.3 thousand contracts during the first four months of 2026, compared to 45.411 thousand contracts in the same period last year.<br>In terms of direct financing provided by banks, the banking sector recorded a similar decline, with the volume of new housing financing falling by 35.20%, equivalent to 12 billion riyals, to reach 22.07 billion riyals during the period from January to April 2026, compared to 34.06 billion riyals in the corresponding period of 2025.<br>The number of contracts financed by banks also declined by 25.06% to 33.33 thousand contracts, compared to 44.48 thousand contracts during the same period in 2025\u2014a decrease of approximately 11.15 thousand contracts.<br><br><strong>Residential villas account for the largest share of financing<\/strong><br>In terms of the distribution of bank financing, residential villas accounted for the largest share, totaling 14.31 billion riyals during the first four months of 2026, followed by apartment financing at 6.38 billion riyals, and then land purchase financing, which totaled 1.377 billion riyals during the same period.<br>As for finance companies, the sector showed a relatively mixed performance, with the volume of new housing finance rising slightly by 2.04%, equivalent to 17 million riyals, reaching 849 million riyals during the first four months of 2026, compared to 832 million riyals in the same period of 2025.<br>Finance companies also recorded more than 953 contracts during this period, with financing distributed across several real estate products: financing for apartment purchases totaled 419 million riyals, compared to 354 million riyals for villa financing and 76 million riyals for land purchases.<br>Looking at past annual performance, it is clear that residential mortgage lending to individuals by banks in Saudi Arabia declined by 11.7% in 2025, reaching 80.42 billion riyals compared to 91.06 billion riyals in 2024, across 108.79 thousand contracts during the year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Financing provided by finance companies also declined by 3.2% in 2025, reaching 2.5 billion riyals compared to 2.56 billion riyals in 2024, across 2,790 contracts.<br>Despite this downward trend during the first three months of 2026, April alone saw a relatively contrary trend, as new residential mortgage financing provided by banks rose to 6.326 billion riyals, marking a 51.09% compared to March, when financing stood at 4.187 billion riyals\u2014the highest monthly level during the period under review.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Financing companies also recorded a notable increase of 58% in April, with financing reaching 265 million riyals compared to 168 million riyals in March, marking the
