{"id":105833,"date":"2026-06-07T16:16:40","date_gmt":"2026-06-07T13:16:40","guid":{"rendered":"https:\/\/amlak.net.sa\/?p=105833"},"modified":"2026-06-07T16:16:42","modified_gmt":"2026-06-07T13:16:42","slug":"%d8%a3%d8%b5%d9%88%d9%84-%d8%b5%d9%86%d8%a7%d8%af%d9%8a%d9%82-%d8%a7%d9%84%d8%b1%d9%8a%d8%aa-%d8%aa%d9%86%d9%85%d9%88-6-7-%d8%a5%d9%84%d9%89-32-%d9%85%d9%84%d9%8a%d8%a7%d8%b1-%d8%b1%d9%8a%d8%a7%d9%84","status":"publish","type":"post","link":"https:\/\/amlak.net.sa\/en\/105833\/","title":{"rendered":"REIT assets grow 6.7% to SAR 32 billion in Q1 2026 amid mixed performance"},"content":{"rendered":"<p class=\"wp-block-paragraph\">The financial statements showed<strong><a href=\"https:\/\/amlak.net.sa\/en\/105102\/\"> For real estate funds A<\/a><\/strong>The \u201cREIT\u201d listed on the Saudi Stock Exchange is expected to continue recording significant growth in total asset value by the end of the first quarter of 2026, amid ongoing investment expansions and an increasing reliance on bank financing to support acquisitions and development.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to the data, the total assets of 20 listed real estate funds (19 funds on the main market \u201cTASI\u201d and one fund on the parallel market \u201cNomu\u201d) reached approximately 31.8 billion riyals at the end of the first quarter of 2026, compared to approximately 29.8 billion riyals during the same period of the previous year, marking a year-over-year growth of 6.7%, and a total increase of 1.99 billion riyals.<br>This increase in total assets is due to continued expansion<strong><a href=\"https:\/\/amlak.net.sa\/en\/105599\/\" data-type=\"page\" data-id=\"91757\"> Real estate funds <\/a><\/strong>In its investments, the company has utilized credit facilities and bank financing to acquire income-generating properties, as well as to strengthen and diversify its real estate portfolios in key sectors such as shopping centers and office properties.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Funds Are Driving the Wave of Growth in Assets<\/strong><br>The \u201cSEDCO Capital REIT\u201d fund ranked first among the funds with the highest growth in terms of asset value during the period, with its assets increasing by 1.077 billion riyals to reach 3.625 billion riyals, compared to 2.548 billion riyals in the same period last year, marking strong growth of 42.3%.<br>This strong performance is attributable to several significant investment moves, most notably the signing of a contract for the sale and purchase of the \u201cAtelier Lafi\u201d in Jeddah valued at 515 million riyals, as well as the Fund\u2019s announcement in July 2025 regarding the signing of a new banking facility agreement, which raised the credit limit from 1.716 billion riyals to 1.869 billion riyals, thereby providing greater flexibility in financing new real estate acquisitions.<br>In second place was the \u201cBonyan REIT,\u201d which recorded an increase in assets of 774 million riyals, representing a growth rate of 35.6%, bringing its total assets to 2.947 billion riyals, up from 2.173 billion riyals. This growth was driven by the completion of the transfer of ownership of an office tower in the Al-Sahafa district of Riyadh in August 2025, valued at 225 million riyals.<br>The \u201cAl-Inmaa Retail REIT\u201d ranked third in terms of growth in value, after adding 289 million riyals to its assets, bringing the total to 1.469 billion riyals, with a growth rate of 24.5%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The \u201cTa\u2019lim REIT\u201d fund also recorded an increase in its assets of 212 million riyals, bringing the total to 1.071 billion riyals, up from 858 million riyals, representing a growth rate of 24.7%.<br>In the same vein, the \u201cAl-Waha REIT\u201d fund, listed on the parallel market, continued to post strong growth of 29.7%, after its assets increased by 59 million riyals to reach 256 million riyals.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Declines in Some Funds Due to Restructuring<\/strong><br>On the other hand, some listed REITs saw a decline in total assets during the period, as a result of revaluations or partial sales of certain real estate assets, as part of efforts to restructure portfolios and improve the quality of returns. The largest decline was recorded by the \u201cMusharaka REIT,\u201d whose assets decreased by 152 million riyals, or 9.6%, to 1.436 billion riyals compared to the same period last year.<br>The \u201cAl-Khebir REIT\u201d fund ranked second in terms of decline, with its assets falling by 123 million riyals, or 6.1%, to reach 1.906 billion riyals.<br>The \u201cInvestment REIT\u201d fund also recorded a decline of 68 million riyals, or 5.5%, bringing its assets down to 1.168 billion riyals.<br>The declines also affected a number of other funds, such as \u201cMIFAC REIT,\u201d \u201cAl-Aziziyah REIT,\u201d \u201cRiyadh REIT,\u201d and \u201cAl-Ma\u2019athar REIT,\u201d which recorded varying declines in total assets as part of rebalancing moves within real estate portfolios.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Details on the Change in Total Assets of Real Estate Funds During the First Quarter of 2026 Compared to the Same Quarter of 2025<\/strong><br>The \u201cSADCO Capital REIT\u201d fund reported an increase in its assets from 2,548 million riyals to 3,625 million riyals, representing an increase of 1,077 million riyals and a growth rate of 42.3%.<br>\u201cBayan Reit\u201d recorded an increase from 2,173 million riyals to 2,947 million riyals, an increase of 774 million riyals, or 35.6%.<br>Al-Waha REIT\u2019s assets also rose from 197 million riyals to 256 million riyals, an increase of 59 million riyals, or 29.7%.<br>At \u201cTa\u2019lim Reit,\u201d assets rose from 858 million riyals to 1,071 million riyals, an increase of 212 million riyals, or 24.7%.<br>\u201cAl-Inmaa REIT for Retail\u201d recorded growth from 1,180 million riyals to 1,469 million riyals, an increase of 289 million riyals, or 24.51%.<br>\u201cAl Jazeera REIT\u201d rose from 91 million riyals to 95 million riyals, an increase of 4 million riyals, or 4.6%.<br>Similarly, the \u201cAl-Haramain REIT\u201d net income rose from 730 million riyals to 746 million riyals, an increase of 16 million riyals, or 2.2%.<br>\u201cDaraya REIT\u201d recorded an increase from 1,683 million riyals to 1,711 million riyals, an increase of 27 million riyals, or 1.6%.<br>\u201cAl-Ahli REIT 1\u201d rose from 2,011 million riyals to 2,034 million riyals, an increase of 23 million riyals, or 1.1%.<br>Al Rajhi REIT also rose from 3,169 million riyals to 3,186 million riyals, an increase of 17 million riyals, or 0.51%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In contrast, some funds declined, with \u201cJadwa Saudi REIT\u201d falling from 2,794 million riyals to 2,782 million riyals, a decrease of 12 million riyals, or 0.4%.<br>\u201cMalakiya REIT\u201d fell from 1,613 million riyals to 1,602 million riyals, a decrease of 11 million riyals, or 0.7%.<br>Similarly, \u201cAl-Inmaa Hotel REIT\u201d fell from 1,020 million riyals to 1,009 million riyals, a decline of 11 million riyals, or 1.1%.<br>\u201cRiyadh REIT\u201d recorded a decline from 2,724 million riyals to 2,686 million riyals, a decrease of 38 million riyals, or 1.4%.<br>\u201cAl-Ma'athar REIT\u201d fell from 729 million riyals to 716 million riyals, a decline of 13 million riyals, or 1.81%.<br>MIFAC REIT also declined from 982 million riyals to 929 million riyals, a decrease of 52 million riyals, or 5.3%.<br>\u201cAl-Aziziyah REIT\u201d fell from 429 million riyals to 406 million riyals, a decline of 23 million riyals, or 5.41%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cInvestment REIT\u201d also declined from 1,236 million riyals to 1,168 million riyals, a decrease of 68 million riyals, or 5.51%.<br>The \u201cAl-Khayber Index\u201d fell from 2,029 million riyals to 1,906 million riyals, a decline of 123 million riyals, or 6.1%.<br>Similarly, \u201cMisharakat Reit\u201d fell from 1,588 million riyals to 1,436 million riyals, a decrease of 152 million riyals, or 9.6%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>","protected":false},"excerpt":{"rendered":"<p><span class=\"span-reading-time rt-reading-time\" style=\"display: block;\"><span class=\"rt-label rt-prefix\">Reading time: <\/span> <span class=\"rt-time\"> 3<\/span> <span class=\"rt-label rt-postfix\">Minutes<\/span><\/span>The financial statements of real estate exchange-traded funds (REITs) listed on the Saudi Stock Exchange at the end of the first quarter of 2026 showed that they continue to record remarkable growth in the total value of assets, in light of continuous investment expansions and increasing reliance on bank financing to support acquisitions and development operations.
