Al-Fajl pointed out that one of the most prominent positive effects of major projects is the ease of access to services and facilities, the high moral and material value of adjacent properties, as well as encouraging residents to engage in sports and recreational activities, especially near quality projects such as King Salman Park and King Abdulaziz Park.
Regarding the challenges associated with these projects, he explained that the relevant authorities are proactively working to address potential negative impacts, foremost among them traffic flow, by developing road networks and accelerating the implementation of supporting infrastructure projects.<\/p>\n\n\n\n

Regarding the price increases in the real estate market, Flegi emphasized that increasing demand remains the main driver of prices, noting that the balancing decisions taken by the competent authorities contributed to reducing the irrational and artificial price increases that resulted from the high demand from some real estate developers rather than from individuals.
He pointed out that the major projects had a clear positive impact on sales, purchases, and rentals in the neighboring areas, as they led to an increase in real estate demand due to attracting thousands of workers of various disciplines and levels, which boosted real estate activity within their immediate geographical scope.
He added that these projects have also succeeded in attracting quality and sustainable investments, as various economic activities are gravitating towards investing within their respective areas, citing the significant growth in economic and real estate activities witnessed in the areas surrounding the Riyadh train stations following the project's launch.<\/p>\n\n\n\n

Al-Fajl emphasized that the impact of major projects on the housing and rental market is becoming evident through the high rates of interest in housing and rental in the areas nearby them, alongside the limited supply compared to the growing demand. Regarding the biggest beneficiary of these projects, he explained that the benefits include all parties, whether the real estate developer, investor, or resident, which positively reflects on the prosperity of the real estate sector and enhances its investment attractiveness.<\/p>\n\n\n\n

He concluded by emphasizing that the major projects are aimed at serving the entire city, not just the neighboring residential neighborhoods. Al-Tatiyan explained that real estate investors benefited the most from these projects during the current phase, while the population benefited from improved services and the upgrading of neighborhoods, but to a lesser extent compared to the returns achieved by investors and real estate developers.<\/p>\n\n\n\n

He pointed out that one of the most prominent positive effects of major projects is the increase in property values, the improvement of infrastructure, and the expansion of the range of services available to the population, in addition to the revitalization of real estate activity in the neighborhoods adjacent to the projects, where those areas witnessed a significant increase in sales, purchase, and rental rates as a result of increased demand.
He added that the major projects have also succeeded in attracting new and diverse investments to the real estate market, reflecting the vitality of the sector and enhancing its long-term investment appeal.<\/p>\n\n\n\n

In contrast, the Qutayyan family pointed out the existence of some challenges associated with these projects, the most prominent of which are the high prices of real estate and rents, along with the increase in congestion and pressure on some of the neighborhoods targeted for development. They emphasized that high rents are becoming an increasingly heavy burden on a segment of families.
