The value of residential transactions fell to SAR 14.1 billion from SAR 38.7 billion in May 2025, while the value of non-residential transactions decreased to SAR 8.47 billion compared to approximately SAR 57.8 billion a year earlier.<br>Despite this decline, the residential sector maintained its position as the largest contributor to the market, accounting for approximately 63% of the total value of real estate transactions, compared to 37% for the non-residential sector.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Fluctuating performance during the first five months<\/strong><br>Data showed that the value of real estate transactions has fluctuated since the beginning of the year. After recording 28.5 billion riyals in January, it fell to 24 billion riyals in February, then to 19.4 billion riyals in March, before rising to 29.3 billion riyals in April, only to decline again to 22.6 billion riyals during May.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>A significant decrease in the number of operations carried out<\/strong><br>The decline wasn&#039;t limited to the value of transactions; it also extended to the number of real estate deals executed. The total number of transactions during May reached approximately 18,900, compared to over 28,400 transactions during the same period last year, representing a decrease of 331,000 transactions.<br>The residential sector saw the execution of approximately 17,000 transactions, compared to more than 25,600 transactions a year earlier, while the number of non-residential transactions declined to approximately 1,900 transactions, compared to 2,800 transactions in May 2025.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Land accounts for the largest share of residential transactions.<\/strong><br>Despite the general decline in residential activity, land continued to top the list of the most traded assets, with the value of its transactions reaching about 7.5 billion riyals, representing more than half of the total value of residential transactions.<br>Apartments came in second place with a value of nearly 2.7 billion riyals, followed by villas at 2.1 billion riyals. All types of residential properties recorded a decrease in transaction values compared to last year, with villas experiencing the largest decline, losing about three-quarters of their transaction value, while apartment and land transactions decreased at a relatively slower pace.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Decline across various residential property categories<\/strong><br>In terms of the number of transactions, land also topped the residential activity with about 9,700 transactions, but the figure was much lower than last year&#039;s levels.<br>The number of apartment transactions also fell to less than 4,000, while villa transactions declined to approximately 1,600. The declines affected most property types, with the exception of other property categories, which saw slight growth.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Riyadh, Mecca, and the Eastern Province account for most of the liquidity.<\/strong><br>Real estate activity was concentrated in a limited number of major areas, with the Riyadh region alone accounting for nearly half of the value of real estate transactions recorded during May, totaling more than 11 billion riyals.<br>The Makkah region came in second place with a value of nearly 4.9 billion riyals, followed by the Eastern region with about 3.4 billion riyals.<br>Thus, the three regions together accounted for approximately 86% of the total liquidity traded in the Saudi real estate market during the month.<br>As for the number of deals, Riyadh also topped the list with more than 5,300 deals, followed by Makkah with about 4,000 deals, and then the Eastern Province with more than 3,000 deals.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>The rental sector remains active<\/strong><br>Unlike the buying and selling market, the rental market showed relative stability in the value of transactions, as the value of rental deals during May amounted to about 6.12 billion riyals, compared to 6.17 billion riyals during the same month of the previous year.<br>This stability came despite a sharp decline in the value of residential rental transactions, which fell to less than one billion riyals after exceeding 3.4 billion riyals a year ago.<br>In contrast, non-residential rental transactions witnessed a strong jump, rising to more than 5.1 billion riyals, accounting for about 84% of the total value of the rental market, which helped to offset the decline recorded in the residential sector.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Growth in the number of transactions and lease agreements<\/strong><br>In terms of activity, the number of rental transactions rose to over 367,000 in May, registering an annual growth of 131,000. The number of lease contracts concluded also increased to approximately 300,000, compared to less than 271,000 during the same period last year.<br>The growth included both the residential and non-residential sectors, with the number of residential contracts exceeding 239,000 contracts, while the number of non-residential contracts exceeded 61,000 contracts.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Riyadh leads the rental market<\/strong><br>Riyadh continued to lead the rental market in terms of value and number of transactions, recording rental transactions worth 2.5 billion riyals, representing more than 40% of the total market, followed by Makkah with a value of 1.46 billion riyals, and then the Eastern Province with about one billion riyals.<br>Riyadh also accounted for the largest number of rental transactions with more than 118,000 transactions, followed by Makkah with about 91,000 transactions, and then the Eastern Province with approximately 60,000 transactions.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>","protected":false},"excerpt":{"rendered":"<p><span class=\"span-reading-time rt-reading-time\" style=\"display: block;\"><span class=\"rt-label rt-prefix\">Reading time: <\/span> <span class=\"rt-time\"> 3<\/span> <span class=\"rt-label rt-postfix\">Minutes<\/span><\/span>The General Authority for Real Estate&#039;s May report revealed a significant decline in the value of real estate transactions and a substantial decrease in liquidity flowing into buying and selling operations.
