Sales transactions accounted for the largest share of total transactions, amounting to 22.61 billion riyals, while the value of rental contracts amounted to 6.12 billion riyals.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Despite the continued real estate activity, the data showed a sharp decline in the value of sales compared to the same period last year. Residential sales fell to 14.14 billion riyals after reaching nearly 38.7 billion riyals in May 2025, while non-residential sales dropped to 8.47 billion riyals compared to 57.8 billion riyals a year earlier. As a result, the total value of sales fell to less than a quarter of its level recorded in May of last year.<br><br><strong>Average value of transactions <\/strong><br>In terms of prices, the decline in the average value of transactions was less pronounced than the decrease in total sales; the average value of a residential transaction was about 716,000 riyals, compared with more than 780,000 riyals a year earlier. The average value of a non-residential transaction was about 2.11 million riyals, compared with 2.37 million riyals in the same period last year, indicating that transactions with relatively high values are continuing to be executed despite the decline in trading volumes.<br>Regarding the sizes of properties traded, residential properties maintained almost stable levels, with the average size of a traded residential property reaching 413 square meters, compared to 409 square meters a year earlier. Non-residential properties saw a significant increase in the average traded size, reaching 26.6 thousand square meters, compared to approximately 24.2 thousand square meters in May 2025, reflecting increased activity in larger commercial, industrial, and logistics assets.<br><br><strong>Flexibility of the rental market<\/strong><br>In contrast, the market showed <strong><a href=\"https:\/\/amlak.net.sa\/en\/106905\/\">Rentals <\/a><\/strong>Greater flexibility compared to the sales market, where the total value of contracts remained at 6.12 billion riyals. However, the market composition underwent a significant shift, with residential rents falling to 990 million riyals after being 3.4 billion riyals a year earlier, while non-residential rents jumped to 5.13 billion riyals compared to 2.78 billion riyals during the same period last year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The number of rental contracts continued to register a significant growth, with the total number of contracts signed exceeding 367,000 during May 2026, compared to around 324,000 contracts a year earlier.
