{"id":108956,"date":"2026-08-18T11:31:05","date_gmt":"2026-08-18T08:31:05","guid":{"rendered":"https:\/\/amlak.net.sa\/?p=108956"},"modified":"2026-08-18T11:31:06","modified_gmt":"2026-08-18T08:31:06","slug":"%d8%a7%d9%84%d8%a5%d9%86%d8%b4%d8%a7%d8%a1%d8%a7%d8%aa-%d8%a7%d9%84%d8%b3%d9%83%d9%86%d9%8a%d8%a9-%d8%aa%d9%88%d8%a7%d8%b5%d9%84-%d8%a7%d9%84%d9%86%d9%85%d9%88-%d9%81%d9%8a-%d9%8a%d9%88%d9%84%d9%8a","status":"publish","type":"post","link":"https:\/\/amlak.net.sa\/en\/108956\/","title":{"rendered":"Residential construction continued to grow in July for the third consecutive month"},"content":{"rendered":"<p class=\"wp-block-paragraph\">Show Al Rajhi Capital's latest index\u00ab <strong><a href=\"https:\/\/amlak.net.sa\/en\/106187\/\">for the Saudi construction sector<\/a><\/strong>, in collaboration with S&amp;P Global, reported that the sector maintained its expansionary trajectory throughout July 2026, despite the seasonally adjusted index falling to 55.2 points, compared to 56.3 points in June\u2014a decrease of 1.1 points, or 2%, on a month-over-month basis.<br>Despite this decline, the index remained above the 50-point mark that separates growth from contraction, allowing the sector to continue recording expansion for the third consecutive month, at a time when the July reading reflected continued strong activity, as it came in as the second-highest index reading since the survey began last January.<br>The Al Rajhi Capital Saudi Construction Sector Index is based on a monthly survey of 200 construction companies selected to ensure they represent the actual structure of the sector, and the July edition is the third version of the index.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>New orders are driving the sector's recovery<\/strong><br>The decline of the general index in July was not a reflection of a broad contraction in activity<strong><a href=\"https:\/\/amlak.net.sa\/en\/66283\/\"> Construction companies<\/a><\/strong>, as the survey results revealed the largest increase in total new business in five months, driven by accelerating demand in key construction sectors.<br>This coincided with the continued recovery of new orders and the return of a number of postponed projects to the implementation track, while residential construction companies in particular witnessed a strong improvement in the volume of new business, recording the largest increase since January.<br>Participating companies attributed this improvement to better market conditions and the continued recovery of investor confidence, alongside the emergence of new tender opportunities related to public infrastructure projects.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>The index trajectory since the beginning of 2026<\/strong><br>An index began <strong><a href=\"https:\/\/amlak.net.sa\/en\/80508\/\">Saudi construction sector<\/a><\/strong> This year, the index stood at 54.7 points in January 2026, before rising slightly to 54.9 points in February, an increase of 0.2 points, or 0.4%, on a month-over-month basis. However, the index entered a downtrend in March and April, falling to 50.8 points in March\u2014a decline of 4.1 points, or 7.5%, compared to February\u2014 and then continued to fall in April, reaching 48.5 points\u2014a further decline of 2.3 points, or 4.5%.<br>The sector returned to growth territory in May, when the index rose to 51.2 points, an increase of 2.7 points, or 5.6%, on a month-over-month basis, before making an even bigger jump in June to 56.3 points, marking a monthly increase of 5.1 points, or 10%.<br>In July, the index fell to 55.2 points, down 1.1 points or 2%, but remained at a level reflecting continued expansion in the sector\u2019s activity.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Infrastructure leads construction growth<\/strong><br>All three main construction sectors recorded an increase in activity during July, with the infrastructure sector leading the growth rates after its activity index reached 56.9 points, the strongest reading recorded by the sector since the survey began in January. Reports from participating construction companies indicate that government-backed projects formed a strong base for continued growth in infrastructure work during July, particularly projects related to transport and utilities.<br>This reflects the continued strength of activity in this sector, which recorded the highest reading among the three construction categories during the month.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Housing continues to grow for the third month<\/strong><br>As for residential construction, it recorded a strong performance in turn during July, after the activity index reached 56.0 points, allowing the sector to continue its growth for the third consecutive month. Construction companies pointed to strong demand for urban housing projects, coinciding with a general improvement in market conditions, which supported the continued expansion of residential activity during the month. Consequently, residential construction ranked second in terms of growth strength among the three sectors, with a narrow margin behind infrastructure.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Relative slowdown in non-residential construction<\/strong> <br>In contrast, the non-residential construction sector lost some of its momentum during July, yet activity remained in expansion territory, registering 53.4 points.<br>Although the pace of expansion slowed compared to the rest of the sectors, the July reading was the second-fastest growth rate for non-residential construction since February, indicating continued improvement in activity despite losing some momentum during the month.<br>A reading of the three sectors shows that the infrastructure index reached 56.9 points, compared to 56.0 points for residential construction and 53.4 points for non-residential construction during July 2026.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Corporate optimism reaches its highest level<\/strong><br>As activity continued to grow, construction companies became more optimistic about the sector\u2019s future, with 48% of the participating companies expecting business activity to increase over the next 12 months.<br>In contrast, only 4% of companies expected activity to decline during the same period, bringing optimism to its highest level since the survey began in January.<br>This positive outlook is based on a set of factors monitored by companies, including the easing of geopolitical tensions, the recovery of new contracts, and the expansion of opportunities associated with Saudi Vision 2030 initiatives.
