Second quarter 2026 data for 15 REITs revealed that their total assets reached approximately SAR 21.43 billion, according to the financial disclosures of these funds, out of a total of 19 listed REITs.<strong><a href=\"https:\/\/www.saudiexchange.sa\/wps\/portal\/saudiexchange\/ourmarkets\/main-market-watch?locale=ar\"> Saudi Stock Exchange<\/a><\/strong>.<br>According to the data, SEDCO Capital REIT topped the list of funds in terms of asset value with approximately 3.61 billion riyals, while Al-Jazira REIT came in last place with assets amounting to approximately 96.56 million riyals.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>\u00abSEDCO Capital REIT tops the list of assets<br><\/strong>SEDCO Capital REIT\u2019s assets reached approximately 3.61 billion riyals, with a debt ratio of 50% of total assets, the highest ratio among the funds included in the monitoring.<br>The unit price was recorded at 7.84 riyals, compared to a net book asset value of 7.8267 riyals, while the cash distribution for the second quarter reached 0.137 riyals per unit, totaling 25.7 million riyals, while the rental income per unit amounted to 0.33 riyals.<br>During the second quarter, the fund signed a memorandum of understanding to acquire an office tower in the Al Yasmin district of Riyadh for 707 million riyals, with a return of 9.8%, and lease it back for 3 years.<br>Bonyan REIT came in second in terms of asset size at approximately SAR 2.90 billion, with a debt ratio of 22%. The unit price was SAR 9.99, compared to a net asset value of SAR 8.14, while the cash distribution amounted to SAR 0.40 per unit for the first half of 2026, totaling SAR 65.15 million.<br>As for Riyad REIT, it recorded assets of approximately SAR 2.63 billion, compared to a net asset value of approximately SAR 1.11 billion. The unit price was SAR 5.05, compared to a net asset value per unit of SAR 10, while disbursed loans reached approximately SAR 1.37 billion.<br>Riyadh REIT&#039;s portfolio includes a range of local and international properties, including the JW Marriott Hotel Riyadh, the STC Academy, and the Saudi Electronic University, in addition to headquarters and offices of international companies. The fund announced a distribution of SAR 0.16 per unit for the second half of 2025, totaling SAR 27.47 million.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Significant disparities in funding levels<\/strong><br>Al-Khair REIT recorded assets of approximately SAR 1.93 billion, with a debt-to-equity ratio of 30.5%. The unit price was SAR 5.73 against a net asset value of SAR 8.9856, while the cash distribution reached SAR 0.105 per unit.<br>The fund\u2019s total rental income amounted to approximately 30.53 million riyals, coinciding with the renewal of the Acon warehouses contract for 5 years at a value of 12.5 million riyals annually.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Derayah REIT&#039;s assets reached approximately SAR 1.69 billion, compared to a net asset value of SAR 1.03 billion. The unit price was SAR 5.69, compared to a guidance price of SAR 9.60. Bank facilities amounted to SAR 610 million, equivalent to 361 TP3T of total assets, with a maturity date of April 2030.<br>The fund includes 24 properties, while the distribution for the first quarter of 2026 amounted to about 0.10 riyals per unit, with a total of 10.75 million riyals.<br>As for Gulf Real Estate REIT, its assets reached approximately SAR 1.59 billion, with a net asset value of SAR 824.97 million, while its debt ratio reached 43.991 TP3T. The unit price was SAR 4.62, compared to a guidance price of SAR 7.95, and rental income for the second quarter reached approximately SAR 24 million, with a distribution of SAR 0.08 per unit for the first quarter of 2026.<br>Musharaka REIT recorded assets of approximately SAR 1.44 billion, compared to a net asset value of SAR 613.86 million. Borrowed funds amounted to SAR 673.98 million, equivalent to 47.911 TP3T of total assets, placing the fund second in terms of borrowing ratio among the monitored funds.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The fund\u2019s quarterly rental income rose to SAR 25.69 million, an increase of SAR 10% over the previous quarter as a result of improved occupancy, while the distribution amounted to SAR 0.10 per unit for the first quarter of 2026.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>27.8 million riyals<\/strong> income <strong>\u00abAl-Inma REIT\u00bb<\/strong><br>Alinma REIT Retail Sector&#039;s total assets reached approximately SAR 1.43 billion, with a debt-to-equity ratio of 46%. The unit price was SAR 4.82, compared to a net asset value of SAR 6.09, while the cash dividend amounted to SAR 0.19 per unit.<br>The fund achieved rental income of 27.76 million riyals, while net profit before deducting depreciation and provisions amounted to approximately 12.46 million riyals.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In the education sector, Taaleem REIT&#039;s assets reached approximately SAR 1.08 billion, with a debt-to-equity ratio of 27.62%. The unit price reached SAR 10.76, compared to a net asset value of SAR 14.99. The fund&#039;s latest announced distribution was SAR 0.18 per unit for the first quarter of 2026, totaling SAR 9.18 million. Its portfolio consists of seven educational properties, which recorded an occupancy rate of 100%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Funds without borrowing and others with high funding<\/strong><br>Al-Inma REIT Hotel Assets amounted to approximately 1.02 billion riyals, with a unit price of 8.28 riyals and a net asset value of 9.87 riyals, while the fund did not record any borrowing.<br>Its portfolio generated rental revenues of 18.55 million riyals, while net rental income before depreciation reached 16.58 million riyals.<br>In contrast, MEFIC REIT&#039;s debt ratio reached approximately 33.76% out of assets totaling SAR 922.1 million. The unit price was SAR 3.41, compared to a net asset value of SAR 6.9954. The fund did not announce any distributions for the second quarter.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">MEFIC REIT also recorded a net loss of 3.17 million riyals for the period ending in June 2026, while the occupancy rate of its real estate portfolio reached 66%.<br>Al Maather REIT&#039;s assets reached approximately SAR 714.9 million, with a net asset value of SAR 500.65 million. Bank loans amounted to SAR 197.83 million, representing 27.671 TP3T of assets, while the unit price was SAR 9, resulting in a net asset value of SAR 8.16.<br>The fund owns 15 properties, and the overall occupancy rate of its portfolio reached 99.63%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Assets of the Al-Azizia REIT Fund\u00ab<\/strong><br>Al-Azizia REIT recorded assets of SAR 382.38 million, with a financing ratio of 39.20%. The unit price was SAR 5.10, compared to a net asset value of SAR 3.91 and a fair value of SAR 5.04.<br>The fund\u2019s total expenses during the second quarter amounted to approximately 20.06 million riyals, affected by the creation of a provision for impairment of real estate investments amounting to 13.86 million riyals.<br>At the smaller end of the asset spectrum, Al-Jazira REIT&#039;s total assets reached approximately SAR 96.56 million, with a net asset value of SAR 90.75 million. The unit price was SAR 7.69, with no outstanding debt, while the occupancy rate of its warehouses in Jeddah reached 91.481 TP3T.
