She added that using local materials does not mean simply reproducing traditional forms as they are, but rather understanding its logic and developing it through contemporary tools and manufacturing processes—encompassing building materials, facades, finishes, and furniture—to create a comprehensive local product that spans from design through manufacturing and execution.

Solutions are the criterion for comparison
Al-Mahzari emphasized that while the higher upfront cost of modern construction technologies may seem like an obstacle when viewed in isolation, a feasibility assessment in the context of real estate development requires evaluating the technology based on its added value over the project’s entire life cycle. She explained that the criterion for comparison should not be limited to the cost of the technology at the time of implementation, but rather to the solutions it offers, including shorter implementation times, reducing waste and errors, improving product quality, and lowering long-term operating and maintenance costs.
She noted that the high cost of the technology in its early stages gradually decreases and its economic viability improves when it transitions from a solution specific to a single project to a standardized system that can be manufactured and replicated, noting that this concept also applies to interior design and furniture through the development of standardized modules that can be replicated and modified, rather than manufacturing each piece individually. Al-Mahzari emphasized the importance of bringing about a paradigm shift in the real estate sector by moving from a methodology that measures the «cost of technology» to one that measures the «value it creates.».

The Shift to a «Building Industry Ecosystem»
Looking ahead, Al-Mahzari predicted that the Saudi construction sector would undergo a gradual transformation by 2030, shifting from the concept of traditional «construction site» concept to a «building industry ecosystem,» whereby a larger proportion of structures will be brought to life through digital design and off-site manufacturing, paving the way for their highly efficient on-site installation. She explained that this transformation will not be limited to structural frameworks alone, but will extend to include facades, kitchens and bathrooms, storage units, and even modular furniture designed for residential and hospitality projects.

She noted that this trend represents an exceptional opportunity for the sector in the Kingdom, given that the massive scale of current projects allows for the establishment of an integrated local ecosystem linking design, development, and manufacturing and supply chains and implementation, rather than treating them as separate stages.
In contrast, Al-Mahzari raised a fundamental question related to this industrial expansion: «How can we manufacture on a large scale without falling into the trap of producing identical spaces?» emphasizing that the real challenge through 2030 lies not only in the speed and efficiency of construction, but also in preserving the uniqueness of a place and its local identity amid this rapid pace of development.
In her statement to the real estate publication «Amlak,» the interior designer emphasized that true success lies in creating a contemporary Saudi architectural style that leverages modern manufacturing techniques and ensures economic viability for developers, while at the same time producing distinctive architecture that resonates with the local environment and cannot be replicated or transferred to any other location.
Regarding the technology poised to bring about a paradigm shift in the construction sector in the coming years, Al-Mahzari explained that no single technology, in isolation from others, is capable of transforming the sector; rather, true change lies in the intelligent integration of artificial intelligence, digital design, Building Information Modeling (BIM), prefabrication, and modular construction.

Al-Mahzari outlined this future by creating a «smart library» that is incrementally developed from off-the-shelf systems and modules—from facades and rooms down to interior details and furniture pieces—with each unit linked to its precise data on materials, cost, suppliers, installation time, and performance, so that artificial intelligence can later reshape and adapt these units according to site requirements, user preferences, and the architectural identity. The interior design architect emphasized the importance of making a fundamental distinction between «»Product Standardization" and«»Standardization," which focuses on unifying standards, dimensions, manufacturing mechanisms, and quality control behind the scenes, while allowing for design flexibility that promotes diversity and prevents buildings from becoming rigidly repetitive.
Al-Mahzari concluded her remarks by saying: «The future of construction in the Kingdom of Saudi Arabia is not tied solely to technology, but rather to our ability to use it to create spaces characterized by identity and genuine value—spaces that combine manufacturing efficiency, the investment viability of development, and the architectural distinctiveness of the site.».

M. Abdulmuhaymin Shafiya: Strengthening and Developing Local Production Capacity
Engineer Abdulmuhaymin Shafiya, of Modern Insulation Technology, affirmed that the Kingdom has a growing industrial base in the building materials sector, noting that local companies have been able to increase their production capacity and diversify their products to meet the needs of major projects. However, the scale and accelerating pace of these projects may necessitate boosting production capacity, improving supply chain efficiency, and continuing to develop local products to reduce reliance on imports and ensure stability in supply and prices.

Abdul-Muhaiman noted that the high initial cost poses a challenge to the adoption of certain modern construction technologies; however, their evaluation should not be limited to the direct construction cost, as modern technologies can help shorten construction time, reduce waste, improve the quality of construction, and lower long-term operating and maintenance costs. and as their use expands and the market matures, their costs are expected to gradually decrease, which will support their wider adoption.
Abdulmuhaymin predicted that the construction sector will become more organized, specialized, and technology-driven, with increased levels of automation and digitization and the use of building information modeling, in addition to the expansion of companies capable of executing projects in accordance with standards of quality, sustainability, and efficiency. Furthermore, companies specializing in advanced technical and construction solutions will become increasingly important, alongside the growth of public-private partnerships.

Regarding the technologies that will transform the construction sector in the coming years, Abdulmuhaymin said, «I believe that artificial intelligence will be one of the most influential technologies, especially when integrated with Building Information Modeling (BIM) and data analysis. This will enable improved design and planning, the prediction of risks and costs, monitoring of project progress, and increased resource efficiency, thereby transforming construction project management from a reactive approach to one that is more capable of predicting and preventing problems.».

<img loading="lazy"
