Experts in planning and engineering, in a survey conducted by Al-Amal newspaper, agree that the efficiency of space distribution and functional utilization per square meter are the true criteria for increasing the value of the real estate unit and determining the buyer\u2019s decision, stressing that poor planning and wasted space weaken the actual value of the housing unit due to the first impression.\u00a0

Engineer Abdul Qader Al Hamd \u2013 the president and owner of the Illuminating Vision companies, explained that Distribution of spaces within the real estate unit<\/a><\/strong> One of the most important factors that influence the decision of the buyer or tenant; because the customer does not only consider the number of meters but also the actual utilization of them; there may be a smaller unit with a larger area but it is better distributed and more comfortable and usable than a larger unit with unused corridors and spaces, therefore the efficiency of distribution may be more important than the total area itself.<\/p>\n\n\n\n

Al-Hamd confirmed that the lost space could delay the completion of the transaction, because when the client feels that a portion of the space for which they will pay no real benefit is not being offered to them, they begin to reassess the price and compare the unit with other alternatives. The more unused space there is, the less the actual value of the unit is likely to be, and this could lead to delaying the decision or even backing out of the transaction.
Regarding the reason for the existence of lost areas in the real estate unit, Engineer Al-Hamd said: \u00abMost of the lost areas are the result of poor planning.\u201d Architectural planning<\/a><\/strong> In the early stages, or when the user movement within the unit is not studied well, it may result from long corridors, difficult-to-use corners, or locations unsuitable for columns and services. Sometimes, the reason is the focus on increasing the total space without paying attention to the efficient distribution of it; the successful design is what makes every square meter within the unit perform a clear function and add real value to the user.

For his part, Engineer Ibrahim Abu Saq, the CEO and founder of Qadras Construction Consulting, pointed out that the distribution of spaces affects the preference of one real estate unit over another, stressing that there are units that are equal in the number of meters on the document, but differ completely in the sense of living.
Abusaq explained that in the first visit, the hall and decor catch the eye, while many people do not pay attention to a hallway that is longer than necessary, an area that is difficult to furnish, or a pillar that imposes itself on the flow of the room. These small details are ultimately what determine how many square meters of space you actually use every day.
Abusaq emphasized that the total area alone does not constitute a sufficient criterion for comparing the units; rather, the most important criterion is the efficiency of their distribution: do the movement, furniture, and daily use serve the needs, or is a portion of it present on paper rather than in the lives of the residents?<\/p>\n\n\n\n

Abusaq determined that the problem with the purchase decision often begins with the first few minutes of impression, while the true layout becomes apparent after the furniture is placed and the place is lived in. At that point, the buyer may discover that the unit that seemed \u00ablarger\u00bb in the numbers is not the most usable one.
