A report issued by the Department of Land and Property in Dubai revealed that the value of sales transactions in the market during the last five months of this year exceeded 24 billion dirhams, while the total value of real estate mortgages reached more than 27 billion dirhams during the same period, indicating a strong return of banks to the lending market after a cautious and strict approach that they adopted during the years following the global financial crisis to avoid a new setback that would cast a shadow over the real estate market.<\/p>\n
The report noted that the Emirati real estate market was not affected by the turmoil that occurred in this vital sector worldwide, but recorded a high rate of market movements in both sales and rental transactions, as well as mortgage transactions for land and residential units.<\/p>\n
Interestingly, the total sales ceiling did not exceed four billion dirhams even in April, which saw six billion dirhams worth of transactions recorded, specifically in the sale and purchase of residential apartments. The most plausible explanation for this remains that real estate companies launched unprecedented flexible repayment plans in April, which increased the interest of investors.<\/p>\n
As shown by the real estate indices of the Dubai Land Department, the total value of real estate sales in January reached more than 4.3 billion dirhams, with the land sales share exceeding 2.3 billion dirhams, while the apartment sales share reached two billion dirhams, and the total value of real estate mortgages in the same period reached about five billion dirhams, of which 4.2 billion dirhams were for land mortgages and 800 million dirhams for apartment and building mortgages.<\/p>\n
