This came in a report by its Finance Committee on the performance of the Real Estate Development Fund, which called on the Fund to coordinate with the Ministry of Housing on this matter and find a mechanism to provide land for citizens, especially since the Ministry owns 200 million square meters of land.<\/p>\n<p>The Shura Council called on the Real Estate Development Fund to disburse the full housing loan amount to those wishing to purchase apartments with a minimum area of 175 square meters. This request was made in reference to exceeding the Fund&#039;s current program requirement of a minimum area of 240 square meters for both houses and apartments. The Finance Committee&#039;s report emphasized the difficulty citizens face in purchasing a unit of this size given the current housing market. Furthermore, many low-income individuals cannot afford the difference between the property&#039;s price, which in most cases exceeds 500,000 riyals, and the loan amount, in addition to other expenses such as furnishing. The Shura Council&#039;s Finance Committee also recommended that the Fund reinstate and financially support its investment loan program. This program offers medium-term, interest-free loans to Saudi investors for the construction of residential complexes for commercial purposes. These loans cover construction costs up to a maximum of 10 million riyals, repayable over 15 years. The Shura Council&#039;s Finance Committee report affirmed that continuing this program, particularly for residential units, would increase the supply of apartments and contribute to lower prices for both rental and ownership purposes.
