In short, it is everything around us!<\/p>\n<p><strong>Importance of the drug<\/strong><\/p>\n<p>The importance of real estate lies in its critical role in the economy. In the industrialized world, real estate has four pillars that make up its influential strategic trajectory.<\/p>\n<p><strong>First<\/strong>: An enabler of economic activity by providing spaces for companies and factories to operate, providing and developing land to build schools, hospitals and other projects, and providing high-quality commercial infrastructure that attracts capital and creates a good reputation for the country as a vital center for investment.<\/p>\n<p><strong>Second<\/strong>: A major source of job creation for \u201cnationals\u201d such as engineers, architects, surveyors, builders, financial and legal advisors, facility managers, and many others.<\/p>\n<p><strong>Third<\/strong>: A factor that attracts foreign and local investors to invest in real estate, real estate funds and others, whether the investor is an individual or an institutional entity, which helps to expand commercial and residential activities.<\/p>\n<p><strong>Fourth<\/strong>: A source of income for the state treasury through taxes that vary according to the type of property and the status of the owner.<\/p>\n<p>Saudi real estate in its current state does not play an effective role in the economy as it does in Western and Eastern countries. On the contrary, it is an obstacle to the state and drains huge amounts of the budget as compensation for expropriation to build infrastructure projects or purchase land for service projects; it is a factor of harm to the citizen for reasons including his inability to own a home due to the inflation of the value of residential real estate and also because it deducts a large part of his salary whether it is rent or a loan. As for the value-added tax, it is nothing compared to the taxes imposed on real estate in first world countries.<\/p>\n<p>The National Transformation Program (NTP), announced by the Council of Economic and Development Affairs in June 2015, has become a fundamental basis for business. Traditional investment that ignores the goals and initiatives of the NTP is no longer acceptable. The Kingdom's Vision 2030 is fundamentally based on the National Transformation Program.<\/p>\n<p>The National Transformation Program is linked to lifestyles, so it establishes the post-2020 phase, as it is known that there are three generations currently living:<\/p>\n<p>Millennials who are now between the ages of 21-34<\/p>\n<p>The generation born after 2000<\/p>\n<p>Tomorrow's aging generation, who today are between the ages of 35-49<\/p>\n<p>The success of real estate investment during the next decade depends on the study of the social path and the economic path, for example, major shifts in the social pattern is one of the most important positive effects of the National Transformation Program, and it is necessarily known that investment in commercial and residential real estate is based on consumer behavior, the type of property suitable for the nature of the expected lifestyle. The study of the social path until 2030 raises the percentage of investment success, the most important expected outputs of the National Transformation Program related to social patterns, which will create opportunities for real estate investment are as follows:<\/p>\n<p><strong>Youth (male and female)<\/strong><\/p>\n<ul>\n<li><strong>Autonomy:<\/strong> I have no doubt that the change in consciousness among young people has created a tendency towards complete independence from living under parents and relying on themselves to manage the affairs of life. Investing in providing real estate products for this up-and-coming group will open up a wide field of profit.<\/li>\n<li><strong>Technical:<\/strong> With the development of services provided by technology, the evolution of the concept of open communication and what distance education will be in the future, it is imperative for real estate development companies to start offering smart real estate products with a high competitive advantage.<\/li>\n<li><strong>Mingling in a civilized sense:<\/strong> The intention is to liberalize the understanding of Sharia texts and place them in their correct framework in accordance with scientific principles. The real estate investment here will be in providing real estate products that provide a suitable environment for both genders, such as sports clubs, intellectual clubs, public forums, and so on.<\/li>\n<li>Work and study: Will leisure disappear from young people's lives? The indicators say so. The economic situation and the requirements for success and obtaining a high-income job will force students to combine part-time work and study, and will motivate young employees to continue their studies and acquire new skills. This concept falls under the third pillar of Vision 2030, which is to create an ambitious nation:<\/li>\n<\/ul>\n<p>(Each of us is responsible for building our own future as each of us builds ourselves and our abilities to be independent and active in our society and plan for our financial and professional future). This provides investment opportunities to provide high-end, high-quality entertainment products that will be a refuge to relax and enjoy the weekend.<\/p>\n<p><strong>Seniors:<\/strong><\/p>\n<p>Children leaving home and becoming independent will change the lifestyle of the elderly, especially if we realize the impact of the economic trajectory on the lives of young people, which may include delayed marriage, childbearing, birth control, etc. The real estate opportunity lies in offering seniors housing products that include care services and a healthy environment.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Economic track and real estate investment:<\/strong><\/p>\n<p>When studying the National Transformation Programs and the initiatives of government agencies, one of the lucrative real estate opportunities in the coming period will be in the tourism sector.<\/p>\n<p>Tourism: It is one of the promising sectors stipulated in the second pillar of Vision 2030's Prosperous Economy.<\/p>\n<p>In the National Transformation Program, the Tourism and Heritage Authority has set a number of goals:<\/p>\n<p>The first strategic objective:<\/p>\n<p>Establishing and developing new tourist destinations, sites, islands, and integrated entertainment cities for all family groups, and encouraging the private sector to invest in and operate them.<\/p>\n<p>Fourth Strategic Objective: Increase and develop hospitality facilities and tourism services.<\/p>\n<p>And tourism is of two types:<\/p>\n<p>Religious tourism and general tourism: In the first pillar of Vision 2030 Vital Society, this is mentioned (working to revitalize national, Arab, Islamic and ancient heritage sites and enabling everyone to access them).<\/p>\n<p>(Establishing an Islamic museum that will be a major stop for our citizens and guests to learn about the rich Islamic history.).<\/p>\n<p>Real estate investment in the tourism sector will be completely different from what the situation was before, as the state's orientation, as announced, is to open the way to attract tourists from all over the world throughout the year, which means that Eastern and Western societies are permanently integrated into Saudi society, and this requires providing tourism real estate products that accommodate the culture and customs of foreign tourists, providing them with a flexible life and a safe environment.<\/p>\n<p><strong>What's possible and what's not<\/strong><\/p>\n<p>When the real estate sector grasps the four aforementioned axes and the following factors are in place, it is not surprising that in the future, the real estate sector will present itself as the most important economic tool and play a huge and pivotal commercial role.<\/p>\n<ul>\n<li>Saudi Arabia's per capita income is on the rise.<\/li>\n<li>Opening up ownership to overseas investors.<\/li>\n<li>Opening the way for foreign investors and residents to own property from within.<\/li>\n<li>A strong legal system and environment.<\/li>\n<li>The transformation of major cities like Riyadh into a smart city.<\/li>\n<li>Good tax
