Occasions always give us a chance to connect things with one another, and here is the exhibition\u00a0 <\/span>Restatex Real Estate in Riyadh returns for a new edition to tell us: A year has passed since then\u2014so what\u2019s new in the real estate sector and its market? It\u2019s back, and with its return, the realities of the real estate market are coming to light, the uncertainty that has shrouded the sector is clearing, the picture is becoming clear to citizens and visitors alike, and the major exhibition \u2014which brings together the real estate sector, its professionals, and decision-makers\u2014reveals the reality of the major challenges facing the Ministry of Housing and the Real Estate Development Fund.<\/p>\n

It is an undeniable fact that the issue of housing for citizens remains the state\u2019s greatest concern, and we see this reflected in the visible efforts that demonstrate our wise leadership\u2019s commitment to the well-being of citizens and to providing them with housing, In order for experts and specialists to assist the authorities addressing this issue, there must be a thorough and official analysis of the reality and achievements of the Ministry of Housing, conducted with complete transparency, so that the media and the public are informed of what has actually been delivered on the ground, and so that the Ministry officially announces, by name, each month: how many citizens have received their homes? How many have defaulted? And whose names have been removed from the list? How many beneficiaries refused to accept their housing units on the grounds that they did not meet their expectations, especially since the Ministry publishes monthly figures on housing units and financing\u2014which reached approximately 280,000 units in 2017, and another 84,000 in installments from 2018 through April of this year!! These figures have led to a lack of trust among citizens in the Ministry, the Real Estate Fund, and developers, making the future uncertain and unclear!!<\/p>\n

The Real Estate Fund must disclose the reasons why those whose names have been announced are reluctant to borrow, along with the underlying causes\u2014and where the problem lies. Is it related to the developers or the lenders? This vicious cycle has undermined the Ministry\u2019s efforts and initiatives, leaving it bewildered as it scrambles between developers and lenders\u2014both of whom lack solutions and mechanisms\u2014 citing risks\u2014especially with the disastrous off-plan sales systems\u2014and even the alternatives to borrowing and support are unclear to Housing Ministry staff, citizens, and the media. \u00abDoes anyone understand anything?!!\u00bb<\/p>\n

Sadly, those whose dreams were within reach were lost\u2026 and those who had hope were lost, while everyone waits on the shores of a mirage for a home and a shady shelter.<\/p>\n

\u00a0 \u00a0 <\/span>If we take, for example, our previous experience with the Riyadh Housing Project, the Al-Khobar Housing Project, and the Ministry of Defense and National Guard Housing Project, we find that a construction boom and housing projects are possible, and in fact, it is easier, of higher quality, and more equitable if the government takes the lead and distributes the housing to those who are eligible, with affordable installment plans for citizens after completion. Here, we will see the reality unfold as we witness the various stages of construction, projects, and multi-story complexes right before our eyes, and citizens will await the handover of their housing units with great hope as they observe the construction progress on the ground\u2014not just on paper or on a map.<\/p>","protected":false},"excerpt":{"rendered":"
