The beginning of the correction"},"content":{"rendered":"<p>Many experts and specialists in real estate affairs are still looking for real reasons for the continued rise in land and housing prices to an astonishing degree that is not based on any justification or logical basis, especially those located in neighborhoods with population attraction, and to which the compass of the high-end and affluent classes, such as the north of Riyadh, for example; it does not make sense that the prices of some residential villas in northeast King Salman Road reach 2.750 million riyals for a villa whose area does not exceed 300 square meters!!! (Real estate prices).<\/p>\n<p>The crazy and unacceptable rise in real estate prices coincided with the awareness and awareness of the state agencies - may God protect them - through their monitoring of the market and their implementation of the programs of Vision 2030, which made them intervene to curb the exaggerated prices and put control through regulations and policies to control the price, so the successful decision to stop some plans in northern Riyadh and the decision to stop Plan No. 3496 and the plans within it, and the importance of the decision lies in the fact that it reflects the awareness of officials of what is happening in the real estate market and the transparency in which it was issued contributes to more communication.<\/p>\n<p>The decision carried with it the closure of some potential loopholes, as many of the instruments were canceled because they were not built on sound legal foundations, and the matter did not stop there, so the decision to address the issue, which was issued by a high order, was to establish a joint stock company affiliated with the Public Investment Fund and include owners as shareholders and citizens to develop these lands in a global, civilized, developmental and engineering manner that promotes the sophistication and well-being of the citizen, which was a quick solution away from red tape, procedures and government requirements that delay the speed of growth. Landowners and investors must not make the suspension of these plans a scarcity that raises prices that burden the citizen and disrupt the wheel of urbanization. We also hope that the announcement of the lifting of the suspension of these plans - after the end of the causes - will be accompanied by a drop in prices to a reasonable limit that calms the inflation indicators that have accompanied the real estate market for a long time.<\/p>\n<h3>Correcting the status of many plans<\/h3>\n<p>In conclusion, we hope that these decisions will achieve their goals in correcting the status of many plans and expediting their offering to citizens, which contributes to increasing the percentage of ownership and moving the wheel of the economy in various sectors such as building and construction, operating factories and increasing the output and local content.
