The Administrative Judicial Council issued a decision to amend the wording of the draft mechanism for considering grievances against decisions to expropriate real estate for public benefit, and the official Umm Al-Qura newspaper reported the amended wording as follows:<\/p>\n
to read as follows<\/strong>:<\/strong><\/p>\n 1-<\/strong> The court must verify<\/strong>:\u00a0<\/strong>When hearing a case to cancel the report of the valuation of the property to be expropriated for public benefit, the complainant must present factual evidence to support the unfairness of the valuation, including:<\/p>\n - The existence of a valuation report for a neighboring property that differs by more than 10% from the valuation of the subject property, taking into account the proximity of the time of valuation and the similarity of the two properties in the descriptions affecting the value.<\/p>\n - Submit estimates of the subject property prepared by at least three appraisers accredited by the concerned authority, provided that the average of these estimates is more than 10% more than the value estimated in the appraisal report.<\/p>\n 2- <\/strong>\u00a0<\/strong>The court may verify the evidence in question by requesting<\/strong>:<\/strong><\/p>\n - Provide data and maps from the project owner showing the location of the property in question, neighboring and similar properties in the area to be expropriated, if any, and the value of the assessment for each of them.<\/p>\n -
