Cairo - Islam Motassem: The real estate funds sector index \u201cREIT\u201d, listed on the Saudi Stock Exchange, witnessed a remarkable rise during 2019, especially in the first 9 months after the return of monthly gains, and the sector index ended last September, up 0.94%, adding 35.4 points to its balance, rising to 3,822.74 points, to return to its monthly gains again, and the real estate funds sector raised its gains to about 5.5% by the end of last September, with gains of 199.4 points, compared to its closing level at the end of 2018.<\/p>\n
The sector's gains in nine months came after the positive performance of funds during that period, with 13 funds rising, compared to 4 funds, which declined, as the general index of the Saudi stock market witnessed a rise of 3.39%, during the first nine months of 2019, adding 265 points to its balance to rise to 8,091.In terms of the performance of listed real estate funds, Jadwa REIT Saudi Arabia led the gains after rising about 15% during the first nine months of 2019, Daraya REIT came in second place, in terms of the highest gains, with a rise of 14.3%, followed by Royal REIT with 8.2%, and the lowest gains were for Alkhabeer REIT, with a marginal rise of 0.04%.<\/p>\n
On the other hand, Al Jazeera REIT led the losing funds during the first nine months of this year, with a decline of 17.2 percent, followed by Swicorp Waple REIT with a decline of 7.7%. Real estate ETFs together account for about 1% of the total relative weight of the Saudi market's general index, according to the latest data available on Tadawul. Jadwa REIT and Riyad REIT have the highest weight in the general market index, with about 0.15 percent each, and Al Rajhi REIT comes second in terms of weight in the market index, with 0.12%, followed by Daraya REIT with 0.09%.<\/p>\n
With regard to the market value of the listed real estate funds sector, it recorded an increase of about SAR 638.1 million during the first nine months of 2019, representing about 1.3% of the market gains of the Saudi market, which amounted to 49.5 billion riyals. Jadwa REIT Saudi Arabia recorded the highest market gains during the nine months, by about 205.4 million riyals, followed by Daraya REIT, whose market gains amounted to about 129 million riyals, on the other hand, Swicorp Wabel REIT recorded the highest market losses among listed real estate funds during the nine months, by about 77.88 million riyals.<\/p>\n
In terms of the financial results of listed real estate funds, the sector's consolidated net profit jumped by about 75% during the first half of 2019, compared to the same period of 2018. Total profits rose to about SAR 287 million for the first six months of this year, compared to about SAR 164 million during the same period last year. All funds reported a net profit during the first half of 2019, with the exception of Al Jazeera REIT, which recorded a net loss of SAR 2.83 million, compared to a net profit of SAR 3.4 million for the same period last year. Eight funds reported net profit growth during the first half of 2019, compared to the same period last year, while only three funds reported a decline in net profit.<\/p>\n
The real estate ETF sector on the Saudi stock market includes 17 real estate funds, most of which were listed during 2017 and 2018, and 2019 saw the listing of one fund, Alkhabeer REIT.<\/p>\n
Real estate ETFs aim to facilitate investment in developed real estate, characterized by the low cost of investment compared to other investment funds, and enjoy a high degree of transparency, and real estate funds are obligated to distribute 90% of their net profits periodically, as a minimum, and are characterized by the clarity of their systems and ease of dealing with their units, and public ownership of real estate funds is not less than 30% of the total units.<\/p>\n
