The coronavirus crisis revealed the importance of correcting many economic and social fallacies, and taught us unforgettable lessons in the importance of studying the risks that are calculated in the science of management and finance. The impact of the crisis varies in the sector according to the activity and location, as we find the great loss in the hospitality and entertainment sector, exhibitions, conferences and convention halls, hotels, restaurants, cafes, commercial complexes, restrooms, and tourist cities that depend on visitors from abroad, and generally the least impact remains in moderately priced housing.<\/p>\n\n\n\n

The hardest on the owners of these properties are those dependent on financing, as they are struggling on two fronts: the decline in sales and the demands of lenders or shareholders, in addition to the impact of midstream properties (under construction) with workers remaining in their residences due to curfews, business closures and quarantine, which will lead to further layoffs and economic contraction or stagnation.<\/p>\n\n\n\n

The repercussions of the new coronavirus crisis will change everything in consumer behavior. Its impact on a large segment of society will extend behaviorally and economically for years and years. With the collapse of stocks and asset returns and the loss of a lot of wealth, there is no doubt that consumers will spend less, while retirees or those of retirement age will change their spending plans significantly, and those who plan to buy a house may have to postpone the purchase or change the quality or size of the house for the same reason as their income and savings decrease.<\/p>\n\n\n\n

Landlords who have overpriced rents in recent years will be forced to downgrade as tenants' incomes fall, and many local real estate funds have done so in recent weeks to maintain operational performance as they face a hurricane of downgrades and evictions.<\/p>\n\n\n\n

Squeeze and drop in rents<\/h4>\n\n\n\n

In conclusion, the next few months will witness pressure and decline in rents and evictions, we will see landlords tolerating tenants to preserve them as much as possible, household and individual spending will change dramatically towards economies, we may see a growing shift towards work and home shopping, and premium and low residential rent will remain the best despite the challenges it will suffer in the next phase.<\/p>\n\n\n\n

Real estate investors with a long view will find opportunities to pick up assets at distressed prices with low financing rates, but this depends on the key determinant of how long the real estate markets suffer: the duration of the downturn.<\/p>\n\n\n
