It also mandated <a href=\"https:\/\/amlak.net.sa\/en\/%d9%86%d8%b8%d8%a7%d9%85-%d9%85%d9%84%d9%83%d9%8a%d8%a9-%d8%a7%d9%84%d9%88%d8%ad%d8%af%d8%a7%d8%aa-%d8%a7%d9%84%d8%b9%d9%82%d8%a7%d8%b1%d9%8a%d8%a9\/\" class=\"yoast-seo-link\">Regulation<\/a> The General Real Estate Authority has issued a technical guide containing the technical specifications and standards for the classification and reclassification of real estate properties and units.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Property Classification and Screening&nbsp;<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">Chapter One contained definitions of the terms and designations used in the regulations, while Chapter Two addressed the classification of real estate, clarifying that common properties are identified by their national address as approved by the competent authority, while subdivided real estate units are identified by a serial number, in accordance with forms approved by the General Real Estate Authority, Article 3 stipulates that procedures for the re-subdivision of a jointly owned property or real estate complex, or a portion thereof, or for changing their uses, shall continue unless a stay order is issued by the competent court, without prejudice to the right of the affected party to seek redress before the competent court.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Conditions and Requirements for the Appraisal or Reappraisal of Real Estate<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">&nbsp;A title deed that complies with legal and regulatory requirements, along with the rights and obligations associated with it.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&nbsp;Information regarding the property, co-owned property, real estate complex, or portion of a co-owned property or real estate complex\u2014as applicable\u2014including: its address, area, facilities (if any), and any other information requested by the Authority.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&nbsp;Permits, licenses, and approvals issued by the competent authorities.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&nbsp;A survey report from a licensed engineering firm, approved by the Authority.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&nbsp;Consent of the owner, the owners' association, or the complex association.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&nbsp;Consent of the mortgagee, if any.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&nbsp;The consent of the owner of the subdivided real estate unit is required if the re-subdivision results in a change in the area of the unit, its share of the common areas, or its share of the land; the Authority\u2019s Board of Directors may, by resolution, amend certain requirements referred to in this paragraph.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">The Owners' Association and the Complex Association<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">Chapter Four of the regulations is devoted to matters concerning the Owners\u2019 Association and the Complex Association; the regulations allow owners of common properties located within a real estate complex to establish a Complex Association for the purpose of managing all matters pertaining to that complex that fall outside the jurisdiction of the Owners\u2019 Associations, in accordance with the provisions of the law, these regulations, and the bylaws.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Requirements for Registering a Homeowners' Association&nbsp;<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">&nbsp;Information regarding the owners of the separate real estate units within the jointly owned properties and their representatives, if any, as determined by the Authority.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&nbsp;Information regarding the shared property or real estate complex\u2014as applicable\u2014as specified by the Authority, including the national address and the title deed number.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&nbsp;Bylaws.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&nbsp;Names of General Assembly members at the time of
