There have been rapid developments and changes in the real estate sector that warrant attention, given its direct impact on decisions and regulations such as Suspension of Land-Use Plans<\/a>, an increase in the value-added tax, the \u201cwhite land\u201d fees\u2014the second phase of which will be launched once the first phase is fully implemented\u2014the building code, the second phase of which will be launched at the beginning of the Hijri year 1442 AH, and safeguards against fluctuations in investors\u2019 accounts in the market.<\/p>\n\n\n\n

The new market regulations, the government\u2019s swift action, and its tight control over the market prior to the opening and operation of trains and transportation services, along with the ongoing development of streets, sidewalks, and tree planting, as well as the improvement of tourist areas in historic neighborhoods, are leaving investors and prospective property buyers confused and hesitant. <\/p>\n\n\n\n

What we are currently witnessing\u2014the significant impact on the commercial real estate market and the fact that some properties are completely vacant\u2014will cause visual distortions that require careful consideration to address in the future. So what is the situation with commercial real estate now that the government is offering thousands of real estate opportunities on prime main streets, suitable for a wide range of activities\u2014from hospitality and shopping complexes to sports and tourism centers, as well as sites suitable for private education, some of which are ready for construction? The Ministry of Education is expected to announce the release of more than 500 investment sites valued at over 150 billion riyals, in addition to the investment opportunities offered by municipal authorities in all major, densely populated cities, as well as by the Ministry of Health and the State Property Authority.<\/p>\n\n\n\n
