Immediately following the decision to authorize the listing of Real Estate Investment Trusts<\/a> Exchange traded funds (REITs) in the financial market have found great acceptance from investors and owners of frozen funds, due to their attractive investment advantages, as capital market regulations oblige ETFs to high levels of transparency and disclosure that exceed those imposed on investment options available in the traditional real estate market, and real estate funds aim to facilitate investment in the developed and ready-to-use real estate sector that generates periodic and rental income.<\/p>\n\n\n\n

Distribute of profits<\/h4>\n\n\n\n

Real Estate Investment Trusts (REITs) are publicly available real estate investment funds, whose units are traded on the Saudi Stock Exchange, and are known globally as \u201cREITs\u201d, and are characterized by the low cost of investing in them compared to other real estate investment funds and their commitment to distribute of their net profits periodically (as a minimum). These funds can invest locally, regionally and internationally, provided that the total value of the fund's real estate assets outside the Kingdom does not exceed in accordance with clear and specific policies set by the Capital Market Authority.<\/p>\n\n\n\n

Real estate fund trading conditions:<\/h4>\n\n\n\n

 Dividends distributed to unitholders must not be less than per year of the fund's net profits.<\/p>\n\n\n\n

 REITs are characterized by the clarity of their regulations and the ease of dealing in their units, buying and selling, similar to stocks listed on the stock market.<\/p>\n\n\n\n

 REITs hold real estate assets that are constructed, developed, ready-to-use, and generating income from rents or operations.<\/p>\n\n\n\n

 The fund manager is obligated to submit periodic reports about the fund and they are displayed on Tadawul's website like other reports of listed companies in the financial market.<\/p>\n\n\n\n

Listing and Offering Criteria<\/a>:<\/h4>\n\n\n\n

\u00a0Legal structure<\/strong>: A closed real estate fund.<\/p>\n\n\n\n

\u00a0Number of contributors:<\/strong> At least 200 contributors.<\/p>\n\n\n\n

 Minimum fund establishment: SAR 500 million.<\/p>\n\n\n\n

\u00a0Nominal value:<\/strong> 10 riyals per unit.<\/p>\n\n\n\n

\u00a0Ownership of assets<\/strong>: These assets must be separately identified by registering the securities and other assets of each investment fund in the name of the custodian for that fund.<\/p>\n\n\n\n

Real estate assets are recorded:<\/strong> The assets of the REIT are owned by the unitholders of the REIT in the name of a subsidiary of the custodian.<\/p>\n\n\n\n

\u00a0Earnings:<\/strong> Dividends distributed to unitholders must be at least per annum of the fund's net profits.<\/p>\n\n\n\n

\u00a0Loan ratio<\/strong>: The Fund's borrowing may not exceed of the total value of the Fund's assets according to the latest audited financial statements.<\/p>\n\n\n\n

\u00a0Investments<\/strong>: The value of the fund's investments in structurally upgraded properties capable of generating periodic rental income must be at least of the total value of the fund's assets, according to the latest audited financial statements.<\/p>\n\n\n\n

 White lands: The fund manager may not invest in white land.<\/h4>\n\n\n\n

 Real estate under development: The Fund Manager is permitted to invest up to of the total value of the Fund's assets as per the latest audited financial statements in real estate development, whether or not for properties owned by the Fund, or for the renovation or redevelopment of such properties.<\/p>\n\n\n\n

 Real estate outside the Kingdom: The fund manager is prohibited from investing more than of the total value of the fund's assets according to the latest audited financial statements in real estate outside the Kingdom.<\/p>\n\n\n\n
