Khaled Al-Daraa writes: The Malak program and the paradigm shift in the concept of shared ownership"},"content":{"rendered":"<p class=\"wp-block-paragraph\">In this article, I will discuss one of the Ministry of Housing\u2019s programs (<a href=\"https:\/\/amlak.net.sa\/en\/34900\/\" data-type=\"post\" data-id=\"34900\"><mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-vivid-red-color\">The Malak Program<\/mark><\/a>) is one of the programs offered by the Ministry of Housing based on the System for the Ownership, Classification, and Management of Real Estate Units, issued by Royal Decree No. (M\/85) dated 2-7-1441 AH, This system replaces the System for the Ownership, Classification, and Management of Real Estate Units issued by Royal Decree No. (M\/5) dated 11-2-1423 AH, and repeals all provisions that conflict with it.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">My attention was drawn to Article 8 of the program\u2019s bylaws:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Investment of Funds from the Owners' Association and Common Areas<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2013 The investable common areas may be invested, and funds in the owners\u2019 association account that exceed the approved budget may also be invested, pursuant to a resolution issued by the general assembly. This means that this provision must be optimally utilized to maximize the site\u2019s potential, whether by leasing commercial spaces or a location to a bank for currency exchange services It is also possible to utilize the rooftop and invest in constructing a unit for lease, provided regulations permit it and opportunities abound. The key is to harness expertise, attract specialized talent, or engage investment and marketing consultants to create opportunities that may generate revenue andthat covers all the association\u2019s obligations and may even generate a surplus, leading to profitability.
