The Real Estate Sector Debate\u2026 How Long Will It Last?<\/strong><\/h4>\n

Recently, we have been hearing a lot about the significant rise in real estate prices, as this topic has become a hot topic of conversation across social media and other community forums representing all segments of society.<\/p>\n

And if you listen closely, you will find that these conversations in social gatherings\u2014all or most of them\u2014revolve around real estate, as well as rising rents, which have become the focal point of discussion in a strikingly noticeable way, causing quite a stir due to the extent of the debates and discussions surrounding them.<\/p>\n

The real estate sector is one of the most controversial sectors in Saudi Arabia and elsewhere, yet it is also one of the safest and most stable sectors in terms of preserving and managing funds; it is a topic that fades away only to resurface and reignite, and this cycle has continued unabated since ancient times.<\/p>\n

The decision to purchase a property\u2014a residential one, for example\u2014is influenced by several factors, the most important of which is family size. This trend is evident worldwide, leading to smaller, more numerous homes and an improved standard of living in rural areas, which in turn reduces the scale of migration to cities. As for commercial real estate, factors such as online sales and remote work all influence demand for commercial properties.<\/p>\n

Some segments of our society have begun to acquire undeveloped land on the outskirts of the cities where they live, either because they recognize the advantages of those areas and the quality of the real estate there, or because their financial means are insufficient to purchase a plot of land no larger than (250 meters) in the city center; others\u2014though they are a minority\u2014purchase property outside the Kingdom in search of profits by taking advantage of opportunities. While these factors may be secondary, their impact on whether or not one owns real estate is clear.<\/p>\n

If we consider that residential real estate activity in Riyadh has risen sharply from the beginning of 2021 until now, which is illogical, especially since land prices had remained stable at a certain level for a long time, and many people have moved to neighboring areas or to other cities where signs of progress and the promise of a revival are on the horizon\u2014which should, a fortiori, alleviate the pressure on Riyadh.<\/p>\n

Real estate professionals, for example, attribute rising prices to a gap between supply and demand\u2014whether due to a shortage or an excess\u2014as well as the easier availability of residential mortgages, both of which are significant factors driving up prices. In addition, most of the current generation prefers to own a stylish, standalone home that frees them from paying rent and secures a future for their children. There are many factors that influence real estate prices.<\/p>\n

As for the state\u2014may God preserve it\u2014it spares no effort in injecting funds, developing roads between cities, providing infrastructure wherever you go, establishing centers of expertise here and there, and making available the necessary information to guide young people in building or purchasing homes, and those housing units are being delivered to beneficiaries of various financial means and backgrounds in many cities, which helps to lower prices.<\/p>\n

Nevertheless, we wonder how long real estate prices will continue to skyrocket.<\/p>","protected":false},"excerpt":{"rendered":"
