Al-Junaidi emphasized that the steps required to implement the homeowners\u2019 association system involve enforcing it and activating the role of the homeowners\u2019 association, which entails compliance with the fees set by the association\u2019s general assembly.<\/p>\n<p>Al-Junaidi concluded his remarks to \u201cAmlak\u201d by saying, \u201dWe look forward to empowering co-ownership property managers to carry out their work in a real estate environment that encourages creativity and excellence and raises the standards of professionals in this field to the highest levels.\u201c.<\/p>\n<h4><span style=\"color: #800000;\"><strong>Al-Ajmi: Additional Powers and Monitoring of Developers<\/strong><\/span><\/h4>\n<p>For his part, Fahad Al-Ajmi, director of a co-ownership property, emphasized that one of the most important advantages buyers look for in a real estate unit is the existence of an active owners\u2019 association that safeguards their rights and maintains their property in accordance with regulations. If this condition is met, property prices will certainly rise, and demand for condominium units will also increase. .<\/p>\n<p>Al-Ajmi noted that the General Real Estate Authority has, thankfully, improved its regulations significantly compared to the past, but still needs to take some steps to reach the ideal model. Among the most prominent challenges facing property owners and managers are:<\/p>\n<p>1. The association will not become active until 70% of the owners have registered.<\/p>\n<p>2- Registering owners in the Malak program is essentially optional, and it takes a long time to reach the required quorum.<\/p>\n<p>3. Failure to follow up with the developer after screening by activating the homeowners' association.<\/p>\n<p>Regarding the most prominent issues found in residential apartments, Al-Ajmi said: \u201cThe large number of investor-landlords\u2014offering both daily and annual rentals\u2014and single tenants in a complex predominantly populated by families; if the landlords do not agree on these terms, the complex becomes more chaotic, In addition, some owners lack awareness of the culture of coexistence in a shared residential environment, but the Authority continues to intensify its efforts to raise awareness.\u201d.<\/p>\n<p>Al-Ajmi stated that charging owners service and maintenance fees when the owner has not established an owners\u2019 association for their property constitutes a violation; some take advantage of the fact that certain owners are unaware of the modern regulations designed to serve them, while others are reluctant to register, believing it will exempt them from financial obligations.<\/p>\n<p>Al-Ajmi expressed his hope that the Owners\u2019 Program would be granted greater authority and that developers would be held accountable for effectively implementing
