New Real Estate Advertising Rules and Regulations"},"content":{"rendered":"<p>Real estate advertisements in Saudi Arabia are governed by several regulations and conditions. <strong><a href=\"https:\/\/amlak.net.sa\/en\/56045\/\">Public Authority for Real Estate<\/a><\/strong>to enhance reliability in the Saudi real estate market and reduce fake advertisements.<\/p>\n<p>The Board of Directors of the Public Authority for Real Estate issued \u201c<strong><a href=\"https:\/\/amlak.net.sa\/en\/56224\/\">Real Estate Advertising Regulations<\/a><\/strong>\u201dwhich aims to reduce the number of fake ads related to the real estate sector, thus enhancing its reliability and increasing the credibility of the advertising platforms.<\/p>\n<p>They include <strong><a href=\"https:\/\/amlak.net.sa\/en\/53002\/\">Real Estate Advertising Regulations<\/a><\/strong> The advertiser must be of Saudi nationality, and the advertisers must be registered through the National Access Platform, or the advertiser must be the owner of the property, or an agent of the owner under a legitimate agency, or a real estate broker under a written authorization or a judicial order, in addition to the need for the advertisement to include the name and description of the advertiser or a legal entity licensed to practice the activity in the Kingdom.<\/p>\n<h4><strong>Penalties for violating the rules\u00a0<\/strong><\/h4>\n<p>The Authority stressed that if any of the license conditions are violated, it will take a number of statutory measures that include requiring the platform to remove the advertisement and warning it, suspending the advertiser from publishing on the platform for a period not exceeding one year, suspending the license of the real estate platform for a certain period and announcing this, withdrawing the license of the electronic platform and announcing this, and referring the violators to the competent authority to complete the statutory procedures regarding them.<\/p>\n<p>The issuance of these regulations comes within the role of the General Authority for Real Estate in regulating the real estate sector, preserving the rights of real estate dealers, enhancing the governance of the sector, raising the efficiency of its performance, maintaining its sustainability, serving its partners, and raising the level of transparency of the sector.<\/p>\n<p>It also comes in implementation of the comprehensive strategic plan for the real estate sector, and in fulfillment of the Authority's vision to make the real estate sector attractive, vibrant, and characterized by confidence and innovation, raise the efficiency of the real estate sector in the Kingdom, encourage investment in it, and achieve the strategic vision of the real estate sector in the Kingdom of Saudi Arabia.<\/p>\n<h4><strong>What are the real estate advertising regulations?<\/strong><\/h4>\n<p>These are controls that prevent the publication of advertisements for the sale or rental of real estate through social media, or any means outside the electronic real estate platforms, which is a safe framework for publishing these advertisements.
