Real estate regulation previously suffered from the existence of multiple property registration systems in effect in the Kingdom at that time, and the almost exclusive reliance on <span style=\"color: #800000;\"><strong><a style=\"color: #800000;\" href=\"https:\/\/developer.wathq.sa\/ar\/api\/13\">Title deeds<\/a><\/strong><\/span>, which in and of itself is insufficient to provide a complete picture of the property\u2019s legal status.<\/p>\n<p>The General Real Estate Authority has taken a significant step by introducing <a href=\"https:\/\/amlak.net.sa\/en\/58366\/\"><strong><span style=\"color: #800000;\">Cadastre<\/span><\/strong><\/a>For the first time in its history, the Kingdom is set to implement comprehensive real estate regulation by establishing a single authority for real estate and assigning an independent registry to each property, each with its own identification number, which contains all documents and records detailing the property\u2019s description, location, boundaries, physical and legal status, all transactions involving it, and the associated rights and obligations.<\/p>\n<p>The greatest benefit of the real estate registry is not simply the assignment of a comprehensive file with a unique identifier to each property; rather, its importance is most evident in its economic, legal, and social benefits. Once completed, the registry will contribute to achieving the four pillars of the comprehensive real estate sector strategy adopted by the Council of Ministers, which will serve as a catalyst for the recovery of the real estate market by enhancing its efficiency and governance, ensuring its sustainability and vitality, attracting investment, and fostering development.<\/p>\n<p>The registry will also play a role in establishing property ownership rights, thereby reducing real estate disputes in court and curbing fraud and embezzlement, since the registry will have conclusive evidentiary value; and it may only be challenged on the grounds of a clerical error or forgery.<\/p>\n<p>The registry will help in understanding changes in housing dynamics, which play a significant role in urban planning and city governance, thereby assisting officials in their decision-making processes.<\/p>\n<p>The Real Estate Authority\u2019s mission to ensure the success of the real estate registry is no easy task; it will aim to register eight million properties and will use modern tools and technologies that require significant skills and expertise, It will conduct surveys, field inspections, and process deed data.
