The scammer looks for properties that people want to rent, whether in tourist or entertainment areas, and then contacts the property owner. They inspect the property, photograph it, and collect photos and videos of it, along with all related information and any listings if they are posted on a platform. They gather information about the property, including its details and prices.<\/p>\n<h4><span style=\"color: #800000;\"><strong>The Most Common Types of Fraud\u00a0<\/strong><\/span><\/h4>\n<p>The second step\u2014listing the apartment\u2014begins on unregulated platforms such as \u201cWhatsApp,\u201d \u201cTelegram,\u201d and some other platforms\u2014which are typically unregulated and separate from the 22 licensed real estate platforms that are subject to oversight.<\/p>\n<p>Al-Mufarraj also explained that the scammer sets a price lower than the property\u2019s actual value to attract tenants and asks them to pay a security deposit or an advance payment before viewing the property; once he gets what he wants, he stops communicating with the tenants.<\/p>\n<p>He added that the scammer lures the victim with a price lower than the apartment\u2019s actual value\u2014for example, 50,000 riyals. The scammer then offers it for 30,000 riyals, begins communicating with the victim, and invites them to view the property after obtaining the access code. He then lures the victim into a trap. Noting that<br \/>\nThe scammer was able to access the rental platform by obtaining the password through a licensed broker. The broker provided him with the information and the password.<\/p>\n<p>Al-Mufarraj emphasized that a broker may also unwittingly fall victim to this type of fraud by providing their personal information to a scammer who markets on their behalf in exchange for a monthly fee.<\/p>\n<h4><span style=\"color: #800000;\"><strong>Real Estate Authority Warns Citizens\u00a0<\/strong><\/span><\/h4>\n<p>The spokesperson for <strong><a href=\"https:\/\/amlak.net.sa\/en\/?s=%D8%A7%D9%84%D9%87%D9%8A%D8%A6%D8%A9+%D8%A7%D9%84%D8%B9%D8%A7%D9%85%D8%A9+%D9%84%D9%84%D8%B9%D9%82%D8%A7%D8%B1+\">Public Authority for Real Estate<\/a><\/strong>...those wishing to complete real estate lease transactions are advised not to deal with unlicensed individuals who claim to be brokers, real estate agencies, or property owners, in order to avoid falling victim to fraud and transferring funds to unknown individuals.<\/p>\n<p>He emphasized the need to first verify that the party marketing the real estate unit is a broker licensed under the \u201cFAL\u201d real estate license, whether an individual or an entity.<br \/>\nIn addition, the real estate unit must have been issued a real estate advertising license by the General Real Estate Authority, and the broker\u2019s information must be verified. The advertising license can be verified using the inquiry feature provided by the Authority on its e-services platform at the following link: (Click here). Enter relevant information, such as the broker\u2019s license number, the individual\u2019s ID number, or the entity\u2019s unified number, as well as the broker\u2019s name or license type, to view the inquiry results.Meanwhile, you can assess the reasonableness of the listed rental price by visiting the rental index on \u201cEjar\u201d to ensure the listed price aligns with the price range and average prices for a property unit based on its specifications and location.<\/p>\n<p>He also advised that the payment be made through the electronic payment channel provided by the \u201cEjar\u201d online rental services network (click here).
