Revealed Knight Frank<\/a><\/strong> is expected to see significant growth in Hospitality sector<\/a><\/strong> By 2030, 362,000 new hotel rooms will be developed to cope with the expected surge in the number of local and international visitors, which is expected to reach 150 million annually.<\/p>\n

Steady growth in hotel inventory<\/span><\/h4>\n

noted \u201cKnight Frank<\/a><\/strong>\u201dBy the end of Q1 2025, the total number of hotel rooms in the Kingdom reached 167.5 thousand rooms, of which 61% are categorized as high-end or luxury. As development continues, about 99.5 thousand new rooms are expected to be delivered by 2030, 78% of which will also belong to the luxury category.<\/p>\n

Growing contribution to the national economy<\/span><\/h4>\n

According to data from the Saudi Ministry of Tourism, the Kingdom attracted about 127 million tourists in 2024, contributing 4.7% to the GDP, with aspirations to reach 10% by the end of the decade as part of the Saudi Vision 2030 targets.<\/p>\n

The number of international visitors grew by 9.5% in 2024 to 30 million, up from 27.4 million in 2023, while spending on Tourism<\/a> <\/strong>Expatriates reached a record high of SAR 153.6 billion, a year-on-year increase of 13.82%.<\/p>\n

Visa facilities support tourist influx<\/strong><\/span><\/h4>\n

The e-visa platform, which allows residents of 66 countries - including the United States, United Kingdom, China, Germany, and Japan - to obtain a year-long multiple-entry visa that allows up to 90 days of stay per visit, for tourism, Umrah, and business events. Hajj remains subject to a special visa regime.<\/p>\n

Recreational tourism takes precedence over religious tourism
\nAlthough religious tourism still accounts for 26% of total inbound trips, leisure tourism now accounts for 30%, friends and family visits account for 24%, and the rest are related to business, education, and healthcare, according to Tourism Ministry data for 3Q2024.<\/p>\n

An upscale tourist destination<\/strong><\/span><\/h4>\n

\u201cThe increasing focus on luxury hotels reflects the Kingdom's rising status as a high-end tourist destination,\u201d said Faisal Durrani, Knight Frank's head of research for the Middle East and North Africa (MENA) region, adding that mid-range accommodation options need to be expanded to meet local demand and attract a broader range of international visitors.<\/p>\n

\u201cOur research indicates that global majors such as Hilton, Marriott, and InterContinental are leading the expansion, confirming the attractiveness of the Saudi market,\u201d Durrani added.<\/p>\n

Massive events boost tourism momentum<\/strong><\/span><\/h4>\n

Osama Al Qadiri, Head of Hospitality, Tourism and Leisure Consulting, said: \u201cThe Kingdom is preparing to host major historic events such as the 2029 Asian Games, Expo 2030, and the 2034 World Cup, which is expected to attract 150 million visitors and put the Kingdom on the global tourism map.\u201d.<\/p>\n

Al Qadiri noted that the massive investments in infrastructure and hospitality are paving the way for a radical transformation of the Kingdom's image, reinforcing its position as a global destination for culture, sports and business travel.<\/p>\n

Giga projects reshape holy cities<\/strong><\/span><\/h4>\n

Religious tourism plays a pivotal role in the market. In 2024, the Kingdom welcomed 1.8 million pilgrims and 35.7 million Umrah pilgrims, including 16.9 million international pilgrims, up 25% from 2023 - the highest number of international pilgrims ever recorded.<\/p>\n

Giga projects such as Haram Visions, City Visions, Knowledge Economic City and Makkah Path are driving the hotel boom in Makkah and Madinah, with more than 252,000 hotel rooms in the works, 64% of which are in the 4 and 5-star categories.<\/p>\n

Foreign investments in Mecca and Medina real estate<\/strong><\/span><\/h4>\n

Allowing international investors to invest in real estate companies operating in Mecca and Medina represents a strategic shift, as it will lead to a significant injection of foreign capital that will boost the liquidity of ongoing and future projects, said Ammar Hussein, co-partner at Saudi Arabia Research.<\/p>\n

According to Knight Frank's analysis, pilgrims from Asian countries (excluding Arabs) account for 63% of the total pilgrims, followed by Arab countries with 22%, non-Arab African countries with 11%, and finally other countries (from Europe, America, and Australia) with 3%.<\/p>","protected":false},"excerpt":{"rendered":"
