Seeking only for those who seek<\/span><\/h4>\n<p><a href=\"https:\/\/amlak.net.sa\/en\/tag\/%d8%b3%d8%a7%d9%85%d9%8a-%d8%a7%d9%84%d9%82%d8%ad%d8%b7%d8%a7%d9%86%d9%8a\/\"><strong>Sami Mohammed Al-Qahtani<\/strong><\/a><\/p>\n<p>In a recurring scene within the real estate market, brokers and marketers have a legitimate question: Is the owner's son entitled to a percentage of the quest without having any actual role in finalizing the deal?<\/p>\n<p><span style=\"color: #800000;\"><strong><a style=\"color: #800000;\" href=\"https:\/\/rega.gov.sa\/eservices\/fal-real-estate-brokerage\/\">Quest or \u00abcommission\u00bb<\/a><\/strong><\/span> In real estate custom, it is a due reward granted to those who actively sought to complete the sale or rental process, whether by marketing, negotiating, or reconciling between the parties until the transaction was completed, and according to official regulations, including the regulations of the General Real Estate Authority, the entitlement to seek is conditional on the actual practice of real estate brokerage activity.<\/p>\n<p>In reality, however, there are practices that are not in line with this framework, as some real estate brokers are surprised by demands from \u00absons of owners\u00bb to get a percentage of the sale, just because they are related to the property, even though they did not participate in any professional effort.<\/p>\n<p>To put it another way: Imagine an employee receives his paycheck after a month of work, then the company owner's son comes and asks him to deduct part of the salary, saying: \u00abThis is our share. Because my father owns the company.\u00bb.<\/p>\n<p>An illogical scene, but it actually happens in some real estate deals, when a percentage of the quest is taken away from its rightful owner and given to those who did not work. Some brokers - despite the existence of official signed and registered brokerage contracts - are surprised that the sale is stopped at a crucial moment, until \u00abverbal approval\u00bb is obtained from a family member, in a strange scene that disrupts everyone's interests, are rare cases, yes, but they exist and require stopping.<\/p>\n<p>These practices directly affect the integrity of the real estate market, undermine the confidence of those working in it, and create an unfair environment for legitimate brokers who exert effort and rely on this work as their main source of livelihood.<\/p>\n<p>Justice in the market can only be achieved when merit is linked to effort, not name or lineage.
