This is a person who combines market knowledge, field inspection, familiarity with property characteristics, neighborhood conditions, and comparable prices. In emerging markets, this type of valuation still plays the biggest role, especially in cases of valuation for legal or banking purposes.<\/p>\n<p>However, this type of evaluation faces major challenges:<\/p>\n<p>Human bias: The appraiser's personal opinions or estimates may affect the final value.<\/p>\n<p>Variation of criteria: Evaluation methods vary from expert to expert and company to company, sometimes leading to disparate results.<\/p>\n<p>Time and cost: Traditional assessment needs more time and higher cost compared to technical solutions.<\/p>\n<p>However, many experts argue that this method is still necessary in cases that require a qualitative understanding of property characteristics that digital systems cannot capture, such as the physical condition, the nature of the building, or legal aspects.<\/p>\n<h4><span style=\"color: #800000;\"><strong>Real estate valuation with technology... algorithms that don't sleep<\/strong><\/span><\/h4>\n<p>On the other hand, the<strong><a href=\"https:\/\/amlak.net.sa\/en\/70331\/\"> Real estate appraisal<\/a> <\/strong>Technology - especially artificial intelligence and Big Data analytics - offers a faster, and often more objective, alternative.<\/p>\n<p>These systems rely on the integration of vast amounts of data such as: Previous transaction prices, supply and demand, geographic location data, local economic indicators, and real-time market conditions. With these inputs, the algorithms can determine the value of a property within seconds, with detailed reports that include direct comparisons and advanced analytics.<\/p>\n<h4><span style=\"color: #800000;\"><strong>Advantages of technical assessment:<\/strong><\/span><\/h4>\n<p>Real estate valuation through the use of modern technological applications offers many advantages, including:<\/p>\n<p>Speed: Results are immediate or within minutes.<\/p>\n<p>Consistency: Applying the same standards to all properties without bias.<\/p>\n<p>The ability to update in real time: The system adapts to market changes in real time.<\/p>\n<p>Lower cost: Compared to traditional field evaluation.<\/p>\n<p>But the technology is not without flaws. Digital valuation can miss some non-quantitative aspects, such as the quality of finishing, legal issues that don't show up in the data, or even the symbolic value of some real estate sites.<\/p>\n<p>In Saudi Arabia, the launch of the Saudi Association of Certified Valuers (SACV)\u201cs digital platform \u201dQeem\" has provided automated real estate valuation to users, which has revolutionized the transparency of the real estate market and helped financiers and the end buyer make better decisions. However, some banks still prefer to combine a digital appraisal with a traditional appraisal when granting financing.<\/p>\n<h4><span style=\"color: #800000;\"><strong>Which is more accurate?\u00a0<\/strong><\/span><\/h4>\n<p>Real estate experts believe that real estate valuation will not be completely accurate unless it integrates humans and technology.\u201d This is because although good algorithms can analyze the market, they cannot understand the symbolism or real estate specificity of certain areas, and here comes the necessity of the human element.
