Performance of the Residential Sector<\/strong><\/span><\/h4>\n

Slowdown in growth Residential real estate prices<\/a><\/strong>, which accounts for the largest share of the overall index, recorded just 0.4% during the second quarter, compared to 5.1% in the first quarter, Residential land prices rose by 0.2%, villas by 3.2%, and residential floors by 1.5%, while apartment prices fell by 0.7%.<\/p>\n

The Commercial Sector Is Driving Growth<\/span><\/h4>\n

The commercial sector posted strong growth of 11.7% year-over-year, driven by a 12.7% increase in commercial land prices, a 2.7% increase in building prices, and a 4.1% increase in showroom prices.<\/p>\n

The Agricultural Sector<\/strong><\/span><\/h4>\n

The agricultural sector saw a slight decline in prices of 0.9%, bringing the index to 102.63 points.<\/p>\n

Quarterly Performance<\/strong><\/span><\/h4>\n

This increase resulted from a 7.9% rise in commercial sector prices, with commercial land prices rising by 8.6%, buildings by 3.0%, and agricultural land by 1.7%, while prices in the residential sector fell by 2.6% (residential land: -4.0%; apartments: -1.2%; residential floors: -0.9%; villas: 1.8%).<\/p>\n

Price Trends by Administrative Region<\/strong><\/span><\/h4>\n

The Tabuk region recorded the highest annual growth rate at 4.7%, followed by the Eastern Province at 4.2%, then the Makkah region at 3.9%, and the Riyadh region at 3.6%. The Ha'il region also saw an increase of 2.9%, the Al-Qassim region by 1.1%, and the Najran region by 0.4%.<\/p>\n

In contrast, several regions recorded declines in real estate prices, with prices falling in Al-Jawf by 0.7%, the Northern Border Region by 1.3%, Al-Baha by 1.7%, in Jazan by 2.8%, in Madinah by 3.2%, and in the Asir region by 3.9%.<\/p>\n

General Index<\/span><\/h4>\n

The Kingdom\u2019s General Real Estate Price Index rose to 105 points during the second quarter of 2025 (base year 2023), compared to 101.79 points during the second quarter of 2024.
