From protecting quality to enhancing property value<\/strong><\/span><\/h4>\n<p><strong>Abdullah Almousa<\/strong><\/p>\n<p>Amidst the development of housing projects and the rise of home ownership, the <a href=\"https:\/\/amlak.net.sa\/en\/52934\/\"><strong>Union of owners<\/strong><\/a> As one of the most important tools for maintaining the quality and sustainability of projects, it is not just an administrative entity, but a \u00absafety valve\u00bb to ensure the continuity of maintenance, improve cleanliness, maintain facilities, and promote discipline within residential communities.<\/p>\n<p><strong>But let's be realistic<\/strong><\/p>\n<p>Establishing the federation is not an easy task, as we face several challenges, most notably poor awareness, lack of interaction from some owners, delayed delivery by some developers, and difficulty in collecting fees, especially in investment projects or those with a high percentage of non-resident owners.<\/p>\n<p><strong>As for the common question:<\/strong><\/p>\n<p>When does the developer's responsibility end and the owners' role begin?<\/p>\n<p>Answer: After the handover is completed and the operating period has passed, the rudder is transferred to the federation, and a new phase begins that requires professional management, financial transparency, and the active participation of the owners themselves.<\/p>\n<p>Here, the Malak platform comes as an excellent organizational step, which contributed to legalizing the process, documenting regulations, and regulating the relationship between the parties.
