Saw markets Industrial real estate<\/a><\/strong> Saudi Arabia's logistics sector will see a significant growth in rental prices during the second quarter of 2025, as the sector continues to benefit from economic diversification plans and mega-projects. According to a recent report by JLL Real Estate Investments and Consulting<\/a><\/strong>Warehouse rents in Riyadh rose 9.3% year-on-year, while in Jeddah they climbed 4.5%.<\/p>\n

Riyadh leads growth<\/strong><\/span><\/h4>\n

According to JLL's report, the capital recorded impressive growth rates in warehouse rental rates across various submarkets ranging from 4.7% to 25%, reflecting a strong demand base for industrial real estate. Gateway Industrial City maintained its strong position with a rental rate of SAR 300 per square meter per year, achieving growth of 5.3%, while rents in the Tharwat Logistics Zone reached SAR 285 per square meter per year.<\/p>\n

Taiba emerged as the best performing area in Riyadh with a 25% annual growth in rental prices, while Al Fouzan Industrial City recorded a strong growth of 17.8%.<\/p>\n

Jeddah maintains its strategic position<\/span><\/h4>\n

Jeddah Islamic Port maintained its position as the most expensive industrial site in the Kingdom at SAR 450 per square meter per year, up 7.1%, ahead of the highest rental rates in Riyadh and Dammam, further enhancing its value for commercial operations. Despite this strong performance, growth rates in Jeddah remain lower than the capital, with Sarawat achieving 8.3% and Al Nakheel 8%.<\/p>\n

Mixed performance with<\/strong>Dammam<\/strong><\/span><\/h4>\n

In Dammam, the northern Khalidiya area recorded the highest Rental prices<\/a><\/strong> At 235 riyals per square meter per year, with a growth of 9%, while IndusCom achieved an exceptional growth of 32%, the highest in the market. The areas on King Abdulaziz Road saw strong momentum with 20% growth despite rental prices remaining at SAR180 per square meter, while prices in the Taawun area declined by 6.3%.<\/p>\n

Taimur Khan, JLL's director of research for the Middle East and Africa, says the good growth levels reflect industrial development and improvements in logistics infrastructure, with stronger performance expected for prime areas near major transportation corridors in the coming months.<\/p>\n
