<\/strong>The public is invited to express their views on the draft \u201cControls for correcting violations of the statutory provisions to regulate the relationship between landlord and tenant\u201d in Riyadh, from November 4 to 20, 2025.<\/p>\n<p>The bill aims to put an end to the abuses of illegal wage hikes, delays in registering contracts, and refusal to renew contracts <strong><a href=\"https:\/\/amlak.net.sa\/en\/86848\/\">Rentals<\/a> <\/strong>without systemic reasons, in a move to promote justice and protect the rights of all parties.<\/p>\n<p>The project also aims to organize an effective mechanism to correct violations that are represented by any act or omission that violates the second, fourth or seventh clauses of the statutory provisions, and this is proven through a decision of the committee formed within the Authority to consider violations, based on Article 20 of the Real Estate Brokerage Law.<\/p>\n<p>The bill stipulates that the violation must be corrected within a period not exceeding 10 working days from the date of notification of the competent committee's decision.<\/p>\n<p>Corrective actions include:<\/p>\n<p>* Adjusting the value of the total rent for properties that have increased in an irregular manner in Riyadh city to comply with the statutory provisions within the specified deadline.<br \/>\n* Correct the increase in the gross rent for vacant properties so that it does not exceed the value of the last previous lease.<br \/>\n* Requiring lessors to register unregistered leases in the electronic network for rental services \u201cEjar\u201d.<br \/>\n* Renewal of the lease contract if the lessor refuses to renew it and requests the tenant's eviction without legal reasons, provided that the tenant still wishes to renew.<\/p>\n<p>The bill gives the authority the power to adjust the total fare or renew<strong><a href=\"https:\/\/amlak.net.sa\/en\/84344\/\"> Lease agreement<\/a><\/strong> As the case may be, if the violator fails to correct the violation within the specified deadline.<\/p>\n<p>If the violation cannot be corrected because the lessor leases the property to a new \u201cbona fide\u201d tenant in violation of the provisions, and the former tenant still wants to renew, the parties must go to the competent court to settle the dispute.<\/p>\n<p>This project represents an important step towards regulating the rental market in Riyadh, ensuring respect for the rights of landlords and tenants alike, and achieving greater stability in rental
