One such practice that has gained momentum in Europe and America is the concept of the human neighborhood or 15-Minute City, which is based on the principle of enabling residents to access their daily needs - housing, work, education, healthcare, shopping, and recreation - within <strong><a href=\"https:\/\/mawdoo3.com\/%D8%B1%D9%8A%D8%A7%D8%B6%D8%A9_%D8%A7%D9%84%D9%85%D8%B4%D9%8A_%D9%88%D9%81%D9%88%D8%A7%D8%A6%D8%AF%D9%87%D8%A7\">Walking distance<\/a><\/strong> Or a bicycle no more than about a quarter of an hour.<\/p>\n<p>This model, which has been clearly observed in cities such as Paris and Amsterdam, allows for a redefinition of the relationship between people and place, and gives the real estate market an experiential dimension that complements environmental, social, and economic goals. In Europe, studies show that applying this concept reduces dependence on the car, promotes active transportation, and improves the quality of life of citizens, as shown in the sustainable mobility initiatives adopted by modern European cities. In Saudi Arabia, where major urban projects such as NEOM, New Diriyah and Qiddiya are being built, and with the increasing demand for housing types that require quality of life and modern requirements, adopting and transforming this concept is a powerful opportunity to revolutionize the real estate sector, both in terms of product value and the user or investor experience. Taking advantage of the human neighborhood model in the Kingdom will not only transfer the idea of street design or green spaces, but will contribute to the creation of an integrated real estate market that stimulates the growth of developers, attracts investors, and stimulates local and international demand.<\/p>\n<p>First, from an economic and real estate perspective, neighborhoods that offer an integrated living experience - where daily services are available within close proximity - tend to <strong><a href=\"https:\/\/amlak.net.sa\/en\/34352\/\">Rising real estate values<\/a><\/strong> more quickly because they offer a combination of convenience, seamless mobility, and community living. This means that developers in the Kingdom can promote projects that don't just sell residential or commercial units, but offer a \u201clifestyle\u201d.<\/p>\n<p>Secondly, socially, providing walkable and bikeable environments strengthens social ties, enhances public health by reducing the amount of time people spend commuting, and relieves pressure on car and road infrastructures.<\/p>\n<p>Third, from an environmental perspective, shifting to moderate-density neighborhoods, with locally available services and good walking and bicycle networks, is one of the most important drivers for reducing carbon emissions associated with urban transportation - as confirmed by recent studies that directly link the proximity of services to residents and lower transportation emissions. However, translating this model to Saudi Arabia requires clear strategies and local adjustments that take into account cultural and climatic specificities. For example, in Saudi Arabia, the majority of mobility is still car-based, and services may still be distributed over longer distances, so government agencies and real estate developers should ask themselves to rethink the planning of new neighborhoods: Focus on combining uses (residential-commercial-services), providing schools, health centers and local markets within close range, creating a network of walking and cycling paths that are comfortable and safe even in extreme heat conditions, and developing efficient public transportation that connects neighborhoods to each other.<\/p>\n<p>Encouraging moderate density construction in mixed-use components helps minimize sprawl and promotes sustainable growth. From an investment standpoint, the Saudi real estate market can turn this idea into an international attraction, as foreign investors or citizens looking for housing are now looking for communities that offer not just housing but quality of life, ease of services, a child-friendly and walkable environment, and a vibrant community. Promoting projects as \u201c15-minute communities\u201d or \u201ceasily livable neighborhoods\u201d will be a powerful message in the local and international market. Moreover, the authorities overseeing real estate planning or smart cities in the Kingdom could issue design standards for this model so that it becomes a benchmark for modern real estate development. In terms of financing, developers can capitalize on this vision by offering smart design solutions that reduce the operating cost for residents (such as the use of solar energy, thermal insulation, and recycled water), which increases the value and attractiveness of the unit. In this way, not only the built space is sold, but also the economic experience - lower cost with higher quality - which makes the project more of a \u201clifestyle product\u201d than just real estate. The Saudi environment, which is witnessing a change in living and working patterns with a partial shift towards hybrid work, is more ready than ever to embrace neighborhoods that take into account walking and commuting, minimizing time spent in cars, and balancing privacy and socialization.<\/p>\n<p>Adopting the human neighborhood model opens the door to a radical change in how we view housing: Not just a house but a neighborhood, not just a neighborhood but a community, not just a community but an integrated daily experience.
