The question is no longer \u00abWhere is the property located?\u00ab \u00abHow far is it from the services the user actually needs?\u00ab is no longer enough, but \"How far is it from the services the user actually needs?.<\/p>\n<h4><span style=\"color: #800000;\"><strong>From Location to Access Network<\/strong><\/span><\/h4>\n<p>Increased reliance on hybrid work, the proliferation of specialized service centers, and rising commuting costs have made <em>Arrival time<\/em> More important than <em>Geometric distance.<\/em> A property 10 kilometers away from a school or hospital may be worth less than a property 15 kilometers away, if the former suffers from traffic congestion or lack of efficient transportation.<\/p>\n<p>Real estate valuation is thus transformed from a \u00abfixed point on the map\u00ab to a \u00abnode in a complex traffic network,\u00ab whose utility varies according to the quality of access.<\/p>\n<h4><span style=\"color: #800000;\"><strong>Service distance as a real estate asset<\/strong><\/span><\/h4>\n<p>Development companies and feasibility studies are beginning to adopt what is called <strong>Service Radius Index<\/strong>It is an indicator that determines the added value of each service located within a range that can be reached in 5, 10, or 15 minutes. Studies have shown that every minute spent on access to basic services significantly increases the attractiveness of real estate, especially in major cities.<\/p>\n<p>Some municipalities are now redesigning neighborhoods around the \u00ab15-Minute City\u00ab model, where a neighborhood has the minimum number of daily services without the need for a long commute.<\/p>\n<h4><span style=\"color: #800000;\"><strong>Direct effects on the market<\/strong><\/span><\/h4>\n<p>The economy of distance is redrawing the boundaries between \u00abdesirable\u00bb and \u00abordinary\u00bb areas. Neighborhoods that used to be classified as mediocre are now the focus of attention, not because of their architectural excellence but because there are faster roads or new transit lines linking them to vital centers.
