tenant<\/a><\/strong>As part of its regulatory role aimed at regulating the rental relationship, promoting contractual stability, and applying the principles of justice and transparency, ensuring the preservation of the rights of all parties in residential and commercial rental contracts.<\/p>\n<p>The Authority explained that the preparation of the schedule of classification of violations took into account the gradual escalation of penalties according to the type of violation, its nature, its legal impact, and its frequency, in order to achieve a balance between the rights and obligations of the lessor and the lessee, and to promote compliance with the approved provisions and regulations.<\/p>\n<p>The Authority indicated that the table included a number of violations, most notably increasing the total rent value of the residential or commercial property or both in violation of the statutory provisions regulating the rental relationship, whether in contracts existing at the time of entry into force of the provisions or those concluded after their entry into force, in addition to increasing the total rent of the vacant property from the value of the last concluded rental contract, in violation of the approved regulations.<\/p>\n<p>The Authority confirmed that the application of the schedule of classification of violations contributes to raising the level of compliance and commitment, enhancing the reliability of rental transactions, and ensuring the stability of the real estate market, which supports a fair and sustainable contractual environment, as the schedule included violations related to the failure to register rental contracts in the electronic network for rental services (Ejar platform), or the failure of the lessor to apply for registration of the unregistered contract, in addition to the refusal of the lessor in Riyadh to renew the lease contract and oblige the tenant to vacate the property in cases not specified by law.<\/p>\n<p>The General Authority for Real Estate called on landlords, tenants and real estate brokers to review the table of classification of violations and statutory provisions regulating the rental relationship, and adhere to their contents, in addition to documenting all rental contracts through the \u201cEjar\u201d platform, emphasizing the role of documentation in raising the level of legal awareness, preserving rights, enhancing transparency, and raising the efficiency of the real estate market, within an integrated legislative and regulatory system that aims to protect rights, establish
