Abdulaziz al-Issa"},"content":{"rendered":"<p class=\"p1\" dir=\"rtl\">Despite the stagnation and slowdown in sales affecting the real estate market and the sale of undeveloped land within the urban area, however,<span class=\"Apple-converted-space\">\u00a0 <\/span>And the real estate market remains stable\u2026 Yes, there is a lack of seriousness and hesitation that have caused a slowdown, but real estate is real estate\u2014it has not been shaken, nor has it lost its luster, despite all the speculation about falling prices.<\/p>\n<p class=\"p1\" dir=\"rtl\"><span class=\"Apple-converted-space\">\u00a0\u00a0 <\/span>And despite<span class=\"Apple-converted-space\">\u00a0 <\/span>The countdown has begun for the implementation of the \u201cwhite land\u201d fees, which will take effect at the end of this calendar year (December 2016), under the supervision of the Ministry of Housing,<span class=\"Apple-converted-space\">\u00a0 <\/span>This follows the historic decision taken by the Council of Ministers last calendar year, approving the vacant land fee system, which imposes an annual fee,<span class=\"Apple-converted-space\">\u00a0 <\/span>For land owned by one or more natural persons or non-governmental legal entities, at a rate of (2.5%) of the land\u2019s value; however, real estate and undeveloped land were not affected by this, and the recession<span class=\"Apple-converted-space\">\u00a0 <\/span>What happened in some areas is due to several reasons, the most notable of which is the hesitation of some<span class=\"Apple-converted-space\">\u00a0 <\/span>Investors are holding off on purchases, waiting to see what the decision to impose fees on undeveloped land will bring, as well as due to a general shortage of liquidity caused by the Ministry\u2019s delay in<span class=\"Apple-converted-space\">\u00a0 <\/span>The Ministry of Finance is depositing payments into the accounts of construction companies<span class=\"Apple-converted-space\">\u00a0 <\/span>which carries out government projects, as well as the momentum generated by the Ministry of Housing and its commitment to launching many of its products\u2014such as \u201cLand and Loan,\u201d the \u201cAdditional Loan,\u201d and its provision of housing units to eligible recipients\u2014all of these<span class=\"Apple-converted-space\">\u00a0 <\/span>Recent developments have caused investors to shy away from taking the risk of purchasing real estate or undeveloped land.<\/p>\n<p class=\"p1\" dir=\"rtl\">Furthermore, the Ministry of Housing\u2019s launch of its housing projects is one of the positive indicators that serve the interests of<span class=\"Apple-converted-space\">\u00a0 <\/span>The real estate market and increases competition between the public and private sectors, which serves as a strong incentive to improve the performance of the real estate market, as all of this contributes to<span class=\"Apple-converted-space\">\u00a0 <\/span>In the area of helping to resolve the housing crisis, particularly for low-income individuals.<\/p>\n<p class=\"p1\" dir=\"rtl\">Despite the stagnation, there is occasional activity, as \u00bbAmlak\u00bb has learned of recent real estate transactions in northern Riyadh worth more than 250 million riyals that have not been disclosed, and<span class=\"Apple-converted-space\">\u00a0 <\/span>Last week, under the patronage of the Governor of Riyadh, \u00abMajid Al Futtaim\u00ab launched real estate investments in Riyadh totaling approximately 14 billion riyals for the construction of the Saudi Mall in the Al-Narjis neighborhood in northern Riyadh<span class=\"Apple-converted-space\">\u00a0 <\/span>and the City Center Mall in the eastern neighborhood of Seville, built to the latest international standards.<\/p>\n<p class=\"p1\" dir=\"rtl\">God Almighty has blessed us with a vast homeland that can accommodate everyone; we simply need to manage the real estate market in a more professional manner, setting aside personal gain.<\/p>","protected":false},"excerpt":{"rendered":"<p><span class=\"span-reading-time rt-reading-time\" style=\"display: block;\"><span class=\"rt-label rt-prefix\">Reading time: <\/span> <span class=\"rt-time\"> 2<\/span> <span class=\"rt-label rt-postfix\">Minutes<\/span><\/span>Despite the stagnation and slowdown in sales surrounding the real estate market and the sale of undeveloped land within urban areas, the real estate market remains resilient...
