The average value of the loan decreased to SAR 728 thousand, a slight decrease of 1% compared to September of the previous year.<\/p>\n<h4><span style=\"color: #800000;\"><strong>Villas Leading Residential Demand<\/strong><\/span><\/h4>\n<p>A detailed review of real estate financing by product type shows that financing for villas still accounts for the largest share. In September 2025, the value of financing provided for villas amounted to SAR 3.69 billion, representing 63% of the total residential real estate financing provided by banks. Apartments came in second with a total of SAR 1.83 billion, while the value of financing for the purchase of residential land did not exceed SAR 303 million during the same month.<\/p>\n<p>These figures reflect the continued preference of citizens to own villas at the expense of apartments and land, despite the decrease in financing compared to the beginning of the year, as financing for villas in January 2025 recorded its highest level at 6.64 billion riyals, then began to decline until it reached 3.69 billion riyals in September. Financing for apartments started the year at SAR 3.35 billion in January, then gradually declined to SAR 1.83 billion in September. Land saw a similar downward trend, with financing falling from SAR 475 million in January to SAR 303 million in September.<\/p>\n<h4><span style=\"color: #800000;\"><strong>Financing from finance companies\u00a0<\/strong><\/span><\/h4>\n<p>The new residential real estate finance sector in Saudi Arabia recorded remarkable growth during September 2025, according to the monthly statistical bulletin issued by the Saudi Central Bank (SCB). The total volume of financing provided by financing companies rose to 206 million riyals, compared to 167 million riyals in August, achieving a monthly increase of 23.3%.<\/p>\n<p>The new financing is spread across three main segments: Villas, Apartments, and Land. All sectors saw an increase in the volume of financing in September compared to the previous month. Financing for villas reached SAR 80 million, up from SAR 68 million in August. As for the apartments sector, financing rose to SAR 100 million, compared to SAR 93 million during the same period. The land sector also recorded exceptional growth, with financing jumping from SAR 7 million in August to SAR 27 million by the end of September.<\/p>\n<p>On a year-on-year basis, new residential mortgage financing for individuals increased slightly by 1.9%, having risen from SAR 202 million in September 2024 to SAR 206 million in the same period in 2025. Despite this overall rise, some sectors showed a difference in trend, with villas doubling compared to last year, while apartments and land saw a notable decline.<\/p>\n<p>Financing in the villa sector rose from SAR 49 million in September last year to SAR 80 million this year.
