By the end of 2025, total assets had reached Real Estate Investment Trusts (REITs)<\/a><\/strong> Listed on the Saudi Stock Exchange, the fund reached 31.9 billion riyals, marking a 6.71% increase compared to 29.9 billion riyals at the end of 2024, equivalent to an increase of 2.02 billion riyals. This growth was supported by a capital increase for the \u201cAl-Waha REIT\u201d fund, listed on the NOMU market, which saw an additional offering worth 24.9 million riyals, with a subscription ratio exceeding 109%, raising its capital from 150 million riyals to 198 million riyals, in addition to expansions by several other funds through borrowing and the acquisition of developed properties for lease.<\/p>\n\n\n\n

Among the funds that recorded the largest increase in assets was the \u201cSEDCO Capital REIT,\u201d which added approximately 1.15 billion riyals in loan financing, representing a growth rate of 46.6%. In 2025, the fund signed a contract to purchase the \u201cAtelier Lafi\u201d property in Jeddah for 515 million riyals, and increased its available banking facilities to 1.869 billion riyals, thereby strengthening its ability to acquire new assets.<\/p>\n\n\n\n

Bunyan REIT<\/h2>\n\n\n\n

In mid-August 2025, the \u201cBonyan REIT\u201d fund completed the transfer of ownership of an office tower in the Al-Sahafa district of Riyadh, valued at 225 million riyals, with financing compliant with Islamic Sharia law. The assets of the \u201cAl-Inmaa Retail REIT\u201d fund rose by 25.8% to reach 1.476 billion riyals following the signing of an agreement to purchase an office property in the Al-Qayrawan district of Riyadh.<\/p>\n\n\n\n

In contrast, the \u201cRiyadh REIT\u201d fund saw the largest decline in its assets during the year, with its assets falling to 2.697 billion riyals\u2014a decrease of 223 million riyals compared to 2024\u2014as a result of the sale of several properties, including \u201cAl-Shati Tower\u201d in Dammam and the \u201cAl-Izdihar\u201d property in Riyadh.<\/p>\n\n\n\n

In other news, the assets of the \u201cTa\u2019lim REIT\u201d fund rose by 32.2% to reach 1.134 billion riyals, driven by acquisitions and expansions at Al-Yasmin Schools and Islamic Education Schools.<\/p>\n\n\n\n

As for the funds\u2019 net assets, they rose to 19.5 billion riyals in 2025, compared to 18.6 billion riyals in 2024, However, 10 funds saw their net assets decline by percentages ranging from 0.4% to 22.1%, while 10 other funds recorded increases ranging from 2.1% to 60.2%.<\/p>\n\n\n\n

Market Capitalization<\/h2>\n\n\n\n

In terms of market capitalization, the total market capitalization of REITs fell to 14.9 billion riyals at the end of 2025, compared to 16.2 billion riyals in 2024, a decrease of 7.9%, which is equivalent to 1.283 billion riyals. Seventeen funds saw their market value decline, while only three funds saw an increase: \u201cBonyan REIT\u201d by 10.8%, \u201dAl-Waha REIT\u201d by 7%, and \u201dAl-Aziziyah REIT\u201d by 2%.<\/p>\n\n\n\n

Key Trends in REIT Assets in 2025 Compared to 2024:<\/strong><\/p>\n\n\n\n

SEDCO Capital REIT: Assets rose to 3.632 billion riyals, representing a 46.61% increase.<\/p>\n\n\n\n

Al Rajhi REIT: Assets remain stable at 3.185 billion riyals, with a slight increase of 1.4%.<\/p>\n\n\n\n

Bayan Reit: Strong growth, with assets increasing to 2.914 billion riyals, up 36%.<\/p>\n\n\n\n

Saudi REIT Feasibility Study: Assets remain stable at approximately 2.787 billion riyals.<\/p>\n\n\n\n

Riyadh REIT: Assets fell to 2.697 billion riyals, a decline of 7.6%.<\/p>\n\n\n\n

REIT Education: Up 32.2% to 1.134 billion riyals.<\/p>\n\n\n\n

Al-Aziziyah REIT recorded an increase of 2%, reaching 231 million riyals.<\/p>\n\n\n\n
