The Rental Platform, affiliated with the Ministry of Municipalities and Housing, is implementing new regulations aimed at protecting tenants and curbing attempts at fraud in the rental market, by prohibiting the re-rental of a residential unit for a full year if it is vacated under the pretext of «personal use» by the landlord.
The platform clarified that the owner is not entitled to list the property for rent again until a full year has passed since the vacancy if the lease was terminated for this purpose, emphasizing that if this provision is violated and the unit is rented out during this period, the former tenant is entitled to claim their rights in accordance with approved procedures. This regulation is part of efforts to regulate the rental market and prevent the exploitation of the "personal use" clause as a means to evict tenants with the aim of raising prices or relisting properties at higher rental rates.
"Ejar" also emphasized that compliance with rent stabilization regulations in the city of Riyadh prohibits raising the rent above the level of the previous lease, even after the one-year eviction period has expired, in a move aimed at promoting housing stability and striking a balance between the rights of landlords and tenants.
