A specialized study revealed that the demand for housing units in the Eastern Province will rise over the next two years to reach 646 housing units, and that the demand will exceed 603 thousand by the end of the current year 2013 units, noting that the accelerated growth rate of the cities of the Eastern Province is an important factor to increase the demand for housing units in different proportions for each type of these units.
The study indicated that the percentage of demand will be 23 percent on villas, 13 percent on apartments and 64 percent on other types of residential molds
The study, prepared by the Investment Development Center at the Eastern Chamber, said: »The Eastern Province is the third region in Saudi Arabia in terms of population and housing, with about 18 percent of the total number of residents and 15 percent in terms of the number of housing units.«
The study indicated that the housing sector is still witnessing a great demand during the recent period, especially in the field of villas and ownership apartments, and the sector recorded the highest sales rates during the year 2010 and that 80% of sales and purchases are through banks or direct installments from the owners.
She also explained that most of the buyers are middle-income employees who cannot build their own homes, which made the demand for residential units far exceed the supply, and in many cases residential units are sold before the start of construction or after completion in record time: Apartments are gradually gaining popularity after being an undesirable type of housing in previous years, according to statistics available from the Department of Statistics, apartments constitute 32 percent of the housing market.
